Experienced Painter & Grounds Maintenance Technician (Free Accommodation)

Location: Near Carrick-on-Suir, Co. Tipperary

Job Type: Full-Time, Permanent

Salary: €19.00–€23.00 per hour (depending on experience)

About the Role

We are seeking an experienced and motivated Painter & Grounds Maintenance Technician to join our team on a full-time permanent basis.

This is a hands-on role for someone who enjoys transforming and maintaining buildings and grounds to an exceptionally high standard. The successful candidate will take genuine pride in the appearance of the estate and will become a key member of our maintenance team.

The role combines professional painting and decorating with grounds maintenance, external cleaning, property improvements and general estate upkeep.

Key ResponsibilitiesPainting & Decorating

Interior and exterior painting
Surface preparation
Filling, sanding and decorating repairs
Timber staining and varnishing
Minor plaster patch repairs
Colour matching
Protecting furniture and flooring
Maintaining a consistently high-quality finish
Keeping painting equipment clean and well maintained

Grounds Maintenance

Grass cutting
Strimming
Hedge trimming
Tree and shrub pruning
Garden maintenance
Weed control
Planting and landscaping
Bark and mulch installation
Leaf clearance
Maintaining flower beds
Fence line maintenance
Keeping all external areas clean, tidy and attractive

Exterior Cleaning

Power washing
Soft washing buildings
Roof soft washing and moss removal
Patio cleaning
Driveway cleaning
Footpath cleaning
Wall cleaning
Gutter cleaning
Cleaning external communal areas
General exterior presentation

Spraying & Surface Treatments

Fence spraying
Exterior timber treatments
Protective coatings
Decking treatments
Weed spraying (experience desirable)

Concrete & External Works

Minor concrete repairs
Small concrete pours
Path and kerb repairs
Re-pointing
Surface preparation
General estate improvement works

Property Maintenance Support

Assisting with a wide variety of maintenance projects including:

Minor carpentry
General repairs
Furniture assembly
External improvements
Preventative maintenance
Supporting the wider maintenance team when required

Health & Safety & Site Compliance

Experience in workplace health and safety would be a significant advantage.

The successful candidate will play an important role in maintaining a safe working environment and ensuring maintenance activities are completed safely and in accordance with company procedures.

Responsibilities may include:

Helping ensure Risk Assessments and Method Statements (RAMS) are understood and followed by staff and contractors.
Acting as the day-to-day health and safety lead for maintenance and grounds activities.
Carrying out regular inspections of buildings, grounds, workshops, equipment and work areas.
Identifying hazards before they become incidents and taking proactive steps to resolve them.
Ensuring maintenance issues identified during inspections, audits or risk assessments are completed promptly.
Following up on health and safety audit reports and ensuring corrective actions are implemented.
Monitoring safe use of machinery, power tools, ladders and work equipment.
Ensuring PPE is available, maintained and worn correctly.
Assisting with contractor inductions and monitoring contractor safety while on site.
Reporting accidents, incidents, hazards and near misses.
Promoting excellent housekeeping standards across the estate.
Helping maintain a strong health and safety culture through leading by example.

Essential Skills & Experience

We are looking for someone who has:

Significant painting and decorating experience
Excellent preparation and finishing skills
Gardening and grounds maintenance experience
Experience operating power tools and machinery
Power washing experience
A full, clean driving licence
Excellent attention to detail
Ability to work independently
Strong organisational skills
A proactive approach to maintenance
Pride in producing high-quality work

Desirable Experience

Experience in any of the following would be an advantage:

Landscaping
Soft washing
Roof cleaning
Concrete repairs
Spraying and protective coatings
Chainsaw operation
Safe Pass
Manual Handling
MEWP licence
Trailer licence
PA1/PA6 spraying qualification
Health and safety inspections
Ensuring RAMS are implemented on site
Responding to health and safety audit findings
Contractor management

What Success Looks Like

The successful candidate will help ensure that every part of the estate reflects pride, professionalism and attention to detail. Buildings will be well maintained, painting completed to a high standard, gardens cared for throughout the seasons, outdoor spaces kept clean and welcoming, and maintenance issues addressed before they become larger problems. They will also contribute to creating a safe working environment by proactively identifying hazards, supporting health and safety compliance, and ensuring the estate remains well presented and properly maintained throughout the year.

Working Hours

Monday to Friday
40 hours per week
Occasional overtime available
