KEMMLIT is a leading international manufacturer of high-quality interior solutions, specializing in bespoke cubicle systems, lockers, and partitions for a wide range of sectors, including commercial, healthcare, and leisure. We are looking for a dedicated and proactive Contracts Manager to join our growing team in Dublin and play a pivotal role in our continued success.
Role Overview
The Contracts Manager will support the successful delivery of specialist laboratory and cleanroom fit out projects by overseeing contract administration, project coordination, technical documentation, and communication between internal teams and external stakeholders. This role combines project delivery, contract management, and commercial oversight, ensuring that projects are executed safely, efficiently, and in line with contractual, technical, and financial requirements. The position also plays a key role in maintaining strong client relationships and identifying opportunities to secure additional work or value‑added services. The role works closely with project managers, site teams, procurement, and the quotations/estimating department to keep projects aligned with commercial, technical, and operational goals.
Key Responsibilities
Contract Administration
- Manage the full lifecycle of subcontractor and supplier contracts, including onboarding, documentation, renewals, and close‑out.
- Maintain accurate contract registers covering start dates, milestones, variations, extensions, and expiry dates.
- Track and monitor insurances, RAMS, safety documentation, warranties and certifications.
- Oversee document control for contract‑related files, drawings, specifications, and change documentation.
Technical & Drawing Review
- Review technical drawings, specifications, and project documentation to ensure alignment with project scope and contract requirements.
- Identify discrepancies, missing information, or coordination issues and escalate to project managers or design teams.
- Ensure the latest revisions of drawings and documents are issued, logged, and controlled for site teams.
- Support design coordination between consultants, suppliers, and internal teams.
Project Management & Coordination
- Support end-to-end delivery of laboratory fit-out projects, ensuring alignment between design, procurement, and site execution.
- Develop and monitor project schedules, key milestones, and critical path activities.
- Coordinate communication and project activities between site teams, subcontractors, suppliers, and internal departments.
- Monitor project deliverables, site readiness, and resource requirements.
- Track variations, change orders, extensions and scope changes in collaboration with commercial team.
Client & Internal Liaison
- Act as a key liaison between the client and the internal quotations/estimating department.
- Communicate client requirements, scope changes, and technical clarifications to the quotes team.
- Ensure pricing requests, clarifications, and additional scope items are processed accurately and promptly.
- Maintain strong, professional client relationships throughout the project lifecycle.
Commercial Awareness & Opportunity Identification
- Build trust and rapport with clients to understand their ongoing and future project needs.
- Identify opportunities for additional works, upgrades, or value‑added services based on client conversations, site insights, or project changes.
- Relay potential opportunities to the quotations/estimating team to support business growth.
- Support the company’s commercial strategy by recognising where existing relationships can lead to repeat business.
Risk, Performance and Compliance
- Track subcontractor performance against KPIs, quality standards, and project timelines.
- Identify risks, delays, documentation gaps, or compliance issues and escalate appropriately.
- Support continuous improvement by refining contract and project management processes.
- Maintain and actively monitor project cost trackers, ensuring alignment between committed costs, variations, and approved budget, and flagging potential overruns early.
- Ensure adherence to company processes, Health & Safety standards, RAMS, and regulatory requirements.
Required Skills & Qualifications
- Degree or diploma in Construction Management, Project Management, Quantity Surveying, or related field.
- 2-5 Years Experience in construction project coordination, contract administration and commercial support.
- Ability to read and interpret construction drawings, schedules, and technical specifications.
- Strong understanding of construction workflows, subcontractor management, and site operations.
- Excellent communication, coordination, and stakeholder management skills
- Familiarity with construction compliance requirements (H&S, RAMS, CIF standards).
- Experience in fit-out projects (laboratory or technical environments highly desirable).
- Strong organisational skills with ability to manage multiple priorities in a fast-paced environment.
- Proficiency with project management tools.
- Strong commercial awareness with the ability to manage risk and identify opportunities.
- Must be fully fluent in English
- Basic German would be an advantage
- Experience working for a major construction company would be a strong advantage.
