Facilities Technician & Property Maintenance Carpenter
Full-Time Permanent Position

Pay: €20.00–€25.00 per hour (depending on experience, qualifications and ability)
About the Role
We are seeking an experienced, practical and self-motivated Property Maintenance Carpenter to join our team on a permanent full-time basis.
This is a hands-on role for someone who takes pride in producing high-quality workmanship and enjoys improving buildings rather than simply carrying out reactive repairs.
The successful applicant will become our primary in-house carpenter and maintenance technician, completing a wide range of carpentry, joinery, refurbishment and general property maintenance projects across a professionally managed residential property near Carrick-on-Suir.
Our aim is to complete the majority of maintenance, refurbishment and improvement works in-house, while continually improving the property to a high standard.
This is a 40-hour per week, Monday to Friday position with the opportunity to take ownership of a varied and rewarding workload.
Key ResponsibilitiesCarpentry & Joinery
- Construct timber stud walls and partitions.
- Hang, repair and adjust internal and external doors.
- Install skirting boards, architraves, trims and mouldings.
- Install timber flooring and repair damaged flooring.
- Build shelving, cupboards, storage units and bespoke timber features.
- Complete timber repairs throughout the property.
- Install cladding and timber finishes.
- Box in services including pipework and ventilation systems.
- Carry out general first and second fix carpentry.
Property Improvement Projects
- Complete refurbishment projects.
- Upgrade bedrooms and communal areas.
- Carry out bathroom and kitchen improvement works.
- Install fixtures, fittings and furniture.
- Complete decorating and finishing work following repairs.
- Assist with small construction and improvement projects.
General Property Maintenance
- Carry out painting and decorating.
- Complete general repairs throughout the property.
- Undertake basic plumbing repairs where competent.
- Undertake basic electrical maintenance such as replacing fittings (where competent and safe to do so).
- Repair furniture and fixtures.
- Carry out planned preventative maintenance.
- Respond to day-to-day maintenance requests.
- Maintain tools, equipment and workshop areas.
Grounds & External Areas
- Assist in maintaining lawns, gardens, pathways and communal areas.
- Operate landscaping equipment where required.
- Ensure external areas remain clean, safe and well presented.
- Assist with waste management and recycling.
Fire Safety & Building Compliance
Assist in maintaining a safe and compliant environment by:
- Carrying out routine fire safety inspections throughout the property.
- Completing scheduled fire safety checks and maintaining accurate records within the Fire Safety Register.
- Inspecting fire doors to ensure they close correctly and remain free from damage or obstruction.
- Checking and replacing intumescent strips, smoke seals, door furniture and fire-rated ironmongery where required.
- Adjusting and repairing self-closing devices, hinges, locks and latches to ensure fire doors operate correctly.
- Carrying out minor repairs to fire compartmentation, including sealing service penetrations using approved fire-stopping materials where trained and authorised.
- Reporting any defects affecting fire safety or regulatory compliance.
- Assisting external fire safety contractors during servicing, inspections and remedial works.
- Ensuring emergency escape routes, exits and assembly areas remain unobstructed and safe at all times.
- Assisting with routine emergency lighting and fire alarm testing in accordance with company procedures.
- Maintaining a proactive approach to fire prevention by identifying and rectifying hazards before they become significant issues.
Painting & Decorating
The successful applicant will be expected to maintain the property's appearance to a consistently high standard by:
- Carrying out internal and external painting and decorating.
- Preparing surfaces, including sanding, filling and priming.
- Repainting high-traffic areas as required.
- Decorating following maintenance and refurbishment works.
- Carrying out repairs to plasterboard and wall finishes before painting.
- Staining, varnishing and protecting timber surfaces where appropriate.
- Maintaining paintwork to doors, skirting boards, handrails, walls, ceilings and external timber.
- Ensuring all completed work is finished to a professional standard with excellent attention to detail.
Emergency Response
Where required, participate in an out-of-hours emergency call-out rota, responding to urgent maintenance issues, fire alarm activations and other building emergencies in accordance with company procedures.
Essential Requirements
Applicants must demonstrate:
- A minimum of 5 years' practical experience in carpentry, joinery or property maintenance.
- Excellent carpentry and joinery skills.
- Experience completing refurbishment and property improvement projects.
- Ability to work independently with minimal supervision.
- Excellent practical problem-solving ability.
- High attention to detail and pride in workmanship.
- Experience using professional woodworking machinery, power tools and hand tools safely.
- Good communication skills.
- Fluent spoken and written English.
- Full, valid driving licence.
- Access to a reliable vehicle.
- Legal authorisation to work in Ireland.
Desirable (but not essential)
The following would be advantageous:
- Qualified Carpenter or Joiner.
- SafePass.
- Manual Handling Certificate.
- Working at Heights Training.
- Abrasive Wheels Training.
- Forklift Licence.
- Experience maintaining residential or hospitality properties.
- PSA Licence.
