JOB OVERVIEW
Select Roofing & Cladding is recruiting a Junior Quantity Surveyor to join our Commercial team.
This is a developmental construction cost-management role suitable for a recent Quantity Surveying or Construction Management graduate, an Assistant Quantity Surveyor, or an early-career construction professional seeking to progress within commercial management.
Working closely with an experienced Senior Quantity Surveyor and our wider Construction team, you will gain practical experience in project estimating, tendering, procurement, value engineering, contract administration, cost reporting and financial control.
Previous experience in a construction or surveying position is desirable but not essential.

Founded in 2001, Select Roofing & Cladding is a proudly Irish-owned specialist roofing, cladding and building-envelope contractor.
We deliver complex projects across Ireland, the UK and Europe, operating within sectors including data centres, pharmaceuticals, healthcare, commercial, industrial, education, hospitality and residential construction.
Our services include flat roofing systems, specialist roofing and cladding systems, architectural façades, design and engineering, and in-house fabrication.
THE ROLE
As Junior Quantity Surveyor, you will support the commercial and financial management of construction projects from tender and pre-construction through to project completion.
You will work with the Senior Quantity Surveyor, Contracts Managers, Project Managers, Design team, engineers, subcontractors and suppliers to help ensure that project costs are accurately planned, monitored and reported.
The level of responsibility assigned to you will increase as your technical knowledge and commercial experience develop.
KEY RESPONSIBILITIES
- Assist with the preparation of detailed project cost estimates, including material, labour and overhead costs.
- Support the establishment and ongoing monitoring of project budgets.
- Assist with the preparation, review and analysis of tender documents, supplier quotations and subcontractor proposals.
- Support procurement activities and help ensure commercial information is complete and accurately recorded.
- Assist with value-engineering appraisals in conjunction with the Design team, Contracts Manager and Project Manager.
- Support the administration of construction contracts and help ensure compliance with contractual terms, conditions and specifications.
- Assist the Senior Quantity Surveyor with regular project cost reports and financial updates.
- Monitor project expenditure and identify cost variances, financial risks or potential issues.
- Track changes to project design, scope or construction work and support the updating of budget forecasts.
- Work with project teams, engineers and subcontractors to maintain accurate financial tracking and reporting.
- Maintain organised and up-to-date tender, procurement, contract and project cost documentation.
- Communicate with clients, contractors, subcontractors and internal colleagues regarding commercial or financial queries.
- Support the delivery of projects within agreed commercial and financial parameters.
ESSENTIAL REQUIREMENTS
- A third-level qualification in Quantity Surveying, Construction Management or a related construction discipline.
- A strong interest in Quantity Surveying, construction cost management and commercial project delivery.
- Good numerical, analytical and problem-solving skills.
- Strong attention to detail and the ability to identify discrepancies or emerging issues.
- Good written and verbal communication skills.
- Ability to communicate professionally with clients, contractors, subcontractors and internal teams.
- Ability to manage multiple tasks, organise information and prioritise workload effectively.
- Proficiency in Microsoft Excel and other Microsoft 365 applications.
- A proactive attitude and willingness to learn from experienced commercial and construction professionals.
DESIRABLE EXPERIENCE
- Previous experience in a construction, surveying, estimating or commercial-administration role.
- Familiarity with construction cost-management or quantity-surveying software.
- Experience reviewing tenders, quotations, budgets or cost reports.
- Knowledge of construction contracts and procurement processes.
- Experience within roofing, cladding, façades, specialist subcontracting or building-envelope construction.
THE PERSON
The successful candidate will be motivated, organised and commercially curious.
You will be comfortable working with detailed financial information while also developing an understanding of how construction projects are designed, procured and delivered.
You do not need to arrive as a fully developed Quantity Surveyor. However, you must demonstrate the attention to detail, accountability and willingness to learn required to become one.
