OBF Property Investment Group Limited is a growing property investment, development, and hospitality company with a portfolio of residential, commercial, and short-term accommodation properties across Ireland. We are seeking an experienced and highly organised Property Manager / B&B Manager to oversee our Cork City operations.
This is a hands-on management role combining residential property management and hospitality operations, ideal for someone who can manage properties, tenants, maintenance, staff, and accommodation bookings in a fast-paced environment.
Key Responsibilities
Residential Property Management
â—Ź Manage a portfolio of residential properties across Cork City.
â—Ź Collect and monitor rent payments and maintain accurate rent records under each property code.
â—Ź Liaise closely with the Accounts Department to confirm tenant payments and reconcile rent accounts.
â—Ź Prepare tenancy agreements and manage all tenancy documentation.
â—Ź Register and manage tenancies with the Residential Tenancies Board (RTB), including creating and maintaining RTB profiles and logins.
â—Ź Conduct rent reviews in line with Irish tenancy legislation and company policy.
â—Ź Advertise properties, source tenants, arrange viewings, and manage move-ins and move-outs.
â—Ź Carry out regular property inspections and ensure buildings are maintained to a high standard.
â—Ź Coordinate maintenance works, including electricians, plumbers, drainage contractors, builders, painters, and other service providers.
â—Ź Arrange emergency repairs when required and follow up until completion.
â—Ź Purchase approved furniture, beds, wardrobes, electrical appliances, electronics, and other property-related items with office authorisation.
â—Ź Maintain accurate property records and ensure compliance with all relevant regulations.
B&B / Hospitality Management
â—Ź Oversee the day-to-day operation of the company’s B&B and short-term accommodation properties.
â—Ź Manage online travel agent (OTA) platforms including Booking.com, Expedia, Airbnb, and other booking channels.
â—Ź Monitor occupancy levels, competitor pricing, local events, festivals, and holidays to maximise revenue through dynamic pricing.
â—Ź Adjust room rates strategically based on market demand and competition.
â—Ź Manage the Property Management System (PMS), including Guest Diary or similar software.
â—Ź Coordinate reception and housekeeping teams and prepare weekly staff rotas.
â—Ź Monitor staff attendance and performance.
â—Ź Ensure rooms are cleaned and prepared to company standards and maintain records of which staff member cleaned each room.
â—Ź Check guest photo identification and confirm booking payments before check-in.
â—Ź Monitor CCTV systems periodically to ensure operational standards and security.
â—Ź Maintain accurate records of cash and card transactions and ensure proper reconciliation procedures are followed.
â—Ź Train staff on Guest Diary, PMS systems, booking platforms, customer service, and company procedures.
Purchasing & Supplier Management
â—Ź Check and respond to company emails promptly throughout the day.
â—Ź Monitor stock levels and place orders for linen, towels, bedding, toiletries, cleaning products, and other guest supplies as required.
â—Ź Liaise with Sysco and other approved suppliers and vendors.
â—Ź Plan purchases in a cost-effective and organised manner to avoid shortages and control expenses.
â—Ź Coordinate deliveries and maintain inventory records for hospitality supplies.
Requirements
â—Ź Minimum 3 years’ experience in property management and the hospitality industry.
â—Ź Strong knowledge of Irish residential tenancy legislation and RTB procedures.
â—Ź Experience managing Booking.com, Expedia, Airbnb, and other OTA platforms.
â—Ź Experience using PMS systems such as Guest Diary or similar hotel management software.
â—Ź Excellent organisational, communication, and problem-solving skills.
â—Ź Ability to prioritise multiple tasks and work independently.
â—Ź Strong IT skills, including Microsoft Office and cloud-based systems.
â—Ź Good understanding of GDPR and the importance of maintaining confidentiality.
â—Ź Professional, reliable, and customer-focused approach.
â—Ź Experience managing contractors, suppliers, and operational staff.
â—Ź Ability to train and supervise reception and housekeeping teams.
â—Ź Full clean Irish driving licence.
â—Ź Stamp 4 or EU/EEA/Swiss Citizen (Eligible to work in Ireland without a work permit)
Essential Requirements
â—Ź Comfortable driving a company van throughout Cork City.
â—Ź Eligible to work in Ireland.
â—Ź Fluent spoken and written English.
