Niall Keely & Associates Ltd is currently seeking Building Inspectors / Building Surveyors / Engineers / Architectural Technologists / Architects to join our expanding inspections team.
We provide professional inspection and surveying services to a number of public sector clients, including Local Authorities and Approved Housing Bodies. Due to the award of a new four-year contract with Waterford City & County Council, we are now recruiting for new roles within our Waterford office.
The successful candidates will primarily carry out inspections of private rented properties on behalf of Waterford City & County Council to assess compliance with the Housing (Standards for Rented Houses) Regulations 2019. The role will also involve completing stock condition surveys of existing local authority housing and properties owned by Approved Housing Bodies.
This is an excellent opportunity for candidates with a background in building surveying, architecture, architectural technology, civil engineering, construction, property inspection, or a related discipline. Experience is beneficial but not essential, as full training will be provided.
About the Role
Niall Keely & Associates currently completes a large volume of property inspections annually on behalf of Local Authorities and Housing Associations. We are contracted to complete approximately 20,000 to 25,000 inspections per year, and this volume is expected to grow further.
Inspectors work as part of an established team of professionals with backgrounds in Building Surveying, Architecture, Architectural Technology and Civil Engineering. Reports are completed digitally while on site using Apple iPad Pro devices and our internal inspection systems.
The role is field-based for most of the week, with inspectors generally attending inspections from Monday to Thursday and working from the office on Fridays to complete reports, attend team meetings, receive training, and assist with administrative follow-up where required.
Key Responsibilities
The successful candidate will be responsible for:
- Carrying out inspections of private rented properties on behalf of Local Authorities.
- Assessing properties for compliance with the Housing (Standards for Rented Houses) Regulations 2019.
- Completing clear, accurate and professional inspection reports.
- Carrying out stock condition surveys of council-owned and Approved Housing Body properties.
- Recording property condition, defects, required remedial works and relevant photographic evidence.
- Using an iPad and digital reporting system to complete inspection records while on site.
- Liaising professionally with tenants, landlords, agents, Local Authority staff and internal team members.
- Managing an inspection schedule and attending appointments in a timely and professional manner.
- Identifying health, safety, building condition and compliance issues during inspections.
- Working as part of a wider inspections team and contributing to the efficient delivery of client contracts.
- Attending the Waterford office as required for reporting, training, meetings and team coordination.
Candidate Requirements
Candidates should ideally have a background in one or more of the following areas:
- Building Surveying
- Architecture
- Architectural Technology
- Civil Engineering
- Construction Management
- Property inspection
- Building maintenance or housing inspection
Essential Requirements
- Strong attention to detail.
- Good written and verbal communication skills.
- Ability to work independently while also being part of a team.
- Confidence using digital systems, tablets and basic reporting software.
- Professional manner when dealing with tenants, landlords, agents and public sector clients.
- Willingness to travel as part of the role.
- Full clean driving licence.
- Own car.
Desirable but Not Essential
- Previous experience carrying out property inspections.
- Knowledge of the Housing (Standards for Rented Houses) Regulations 2019.
- Experience working with Local Authorities, Approved Housing Bodies or residential property portfolios.
- Experience preparing building condition reports or defect reports.
- Safe Pass or other relevant construction-related training.
- Qualification in Building Surveying, Architecture, Architectural Technology, Engineering or a related discipline.
Salary
Salary Range is €32,000 to €40,000 depending on experience and qualifications.
The company also pays performance related bonus twice per year (subject of overall company performance level).
Training
Full training will be provided to the successful candidate. This will include training on the Housing (Standards for Rented Houses) Regulations 2019, our inspection procedures, reporting systems, client requirements and internal quality processes.
