Role Overview
The Quantity Surveyor will support the commercial management of multiple residential construction projects. The role is both office and site based and will involve assisting senior quantity surveyors with subcontractor procurement, cost control, subcontractor accounts, valuations, and project reporting.
The successful candidate will gain exposure to the full project lifecycle, from procurement through to final account settlement, while helping to ensure projects are delivered on time and within budget.
Key Responsibilities
Commercial & Cost Management
- Co-ordinating the commercial management of residential construction projects.
- Monitoring project costs and maintaining accurate cost records.
- Budget tracking, cost reporting, and cash flow forecasting.
- Prepare and update project cost plans and commercial reports.
- Support the preparation of monthly valuations and cost reviews.
Procurement
- Procurement of subcontractors and suppliers.
- Prepare enquiry documentation and issue tender packages.
- Analyse and compare subcontractor quotations.
- Support negotiations and the appointment of subcontractors.
- Maintain procurement schedules and records.
Subcontractor Accounts
- Process and assess subcontractor applications for payment.
- Subcontractor account reconciliation and final accounts.
- Monitor subcontractor performance against commercial agreements.
- Maintain accurate payment and contract records.
Project Accounting & Administration
- Manage internal project accounting functions and cost tracking systems.
- Assist in maintaining accurate project financial records.
- Process purchase orders and monitor expenditure against budgets.
- Support the preparation of monthly management reports.
- Ensure commercial documentation is maintained in accordance with company procedures.
Site Support
- Attend regular site visits and progress meetings.
- Assist with the measurement and valuation of completed works.
- Liaise with site management teams regarding progress, variations, and commercial matters.
- Support the management of change control and variation records.
Skills & Experience
Essential
- Degree or Higher Diploma in Quantity Surveying, Construction Economics, or a related discipline.
- Strong numerical and analytical skills.
- Excellent attention to detail and organisational abilities.
- Proficiency in Microsoft Excel and Microsoft Office applications.
- Strong communication and interpersonal skills.
- Full clean driving licence and willingness to travel between office and site locations.
Desirable
- Previous experience in residential construction or a quantity surveying role.
- Knowledge of Irish construction contracts and procurement practices.
- Experience using construction cost management software.

Pay: €80,000.00-€90,000.00 per year
