Keenan Property Management is seeking an experienced Property Acquisition & Delivery Coordinator to join our team.

Hours: Monday to Friday, 9:00am – 5:00pm

Role Purpose
To manage and coordinate the full lifecycle of residential property projects — from sourcing and acquisition through renovation and delivery — supporting investor-backed strategies for sale to Approved Housing Bodies (AHBs) or leasing to government entities.
Key Responsibilities
1. Property Sourcing & Pipeline Management
- Assist in identifying off-market and on-market opportunities
- Liaise with agents, auctioneers, and property platforms
- Maintain a live acquisitions pipeline tracker
- Coordinate viewings and initial due diligence
2. Financial & Deal Analysis Support
- Compile acquisition appraisals (costs, ROI, yield, exit value)
- Gather comparable data and market insights
- Support preparation of investor packs and funding requests
- Track budgets vs actuals throughout the project lifecycle
3. Negotiation & Acquisition Process
- Coordinate offers and negotiations with agents/vendors
- Liaise with solicitors through conveyancing process
- Track key milestones (sale agreed → contracts → close)
- Ensure all documentation is complete and deadlines met
4. Design & Planning Coordination
- Liaise with architects, engineers, and design teams
- Coordinate planning applications (if required)
- Track design timelines and approvals
- Ensure alignment with AHB/government specifications
5. Contractor & Renovation Management Support
- Assist in procurement of contractors and quotes
- Coordinate project schedules and timelines
- Monitor progress against programme and budget
- Organise site visits and reporting updates
6. Utilities, Compliance & Grants
- Manage applications for:
- Electricity (e.g. ESB Networks connections)
- Water (e.g. Uisce Éireann connections)
- Coordinate BER assessments, certifications, and compliance documentation
- Identify and apply for relevant grants (e.g. SEAI schemes)
- Maintain compliance with building regulations and safety standards
7. Exit Delivery (AHB / Government Leasing)
- Coordinate handover requirements and documentation
- Liaise with AHBs and public sector bodies
- Ensure properties meet required standards and specifications
- Support lease or sale completion process
8. Administration & Reporting
- Maintain organised digital filing system for each project
- Track all key documents (contracts, certs, warranties, invoices)
- Produce regular progress reports for management/investors
- Coordinate internal and external communications
