Due to continued growth, we are seeking an experienced and motivated Block Property Manager to join our team.
The Role
As a Block Property Manager, you will be responsible for managing a portfolio of residential developments on behalf of Owners' Management Companies (OMCs). You will ensure that developments are maintained to a high standard, budgets are effectively managed, and clients receive an excellent level of service.
This is an excellent opportunity for someone who is organised, proactive, and enjoys building strong relationships with clients, contractors, and residents.
Key Responsibilities
- Manage a portfolio of apartment developments and residential estates.
- Act as the primary point of contact for Directors of Owners' Management Companies.
- Organise and attend AGM, EGM, and board meetings (including evening meetings where required).
- Prepare management reports and meeting packs.
- Coordinate maintenance, repairs, and capital improvement projects.
- Obtain quotations and appoint contractors in accordance with company procedures.
- Carry out regular property inspections and prepare inspection reports.
- Manage service charge budgets alongside the accounts department.
- Monitor contractor performance and ensure service level agreements are achieved.
- Ensure developments comply with relevant health and safety legislation.
- Oversee insurance claims and liaise with insurers, loss assessors, and contractors.
- Respond promptly to owner and resident queries.
- Assist with fire safety, lift servicing, planned preventative maintenance, and statutory compliance.
- Build positive relationships with owners, residents, contractors, and service providers.
- Maintain accurate records using the company's property management software.
Requirements
- Previous experience in Block Management or Property Management desired.
- Excellent organisational and time management skills.
- Strong communication and customer service abilities.
- Ability to prioritise a varied workload and work independently.
- Good knowledge of Microsoft Office.
- Full clean driving licence and access to a vehicle.
- PSRA Licence (Category D)
- Knowledge of the Multi-Unit Developments Act and residential block management is an advantage.

Schedule
