Due to continued growth, we are seeking an experienced Contracts Manager to join our team and manage the commercial and contractual delivery of projects from contract award through to final account.
The Role
The Contracts Manager will be responsible for the commercial and contractual administration of modular construction projects across their full lifecycle - from tender and contract award, through manufacturing and site installation, to final account and close-out. This includes managing contract documentation, subcontractor agreements, variations, claims, and payment applications, while ensuring projects remain commercially sound and fully compliant with contractual obligations.
This role will involve close collaboration with the commercial, design, manufacturing, and site operations teams, as well as direct engagement with clients, consultants, and subcontractors on all contractual matters. The successful candidate will be responsible for protecting the company's commercial position while maintaining strong client relationships and ensuring projects are delivered in line with agreed contract terms.
Key Responsibilities
- Manage all contractual matters from contract award through to final account and close-out.
- Review, negotiate, and administer main contracts and subcontract agreements (JCT, NEC, FIDIC, or bespoke forms).
- Prepare, issue, and manage variations, claims, extensions of time, and change control documentation.
- Oversee subcontractor procurement, appointment, and performance against contractual obligations.
- Manage payment applications, valuations, and certifications in coordination with the commercial/QS team.
- Monitor project commercial performance, cost reporting, and risk exposure throughout the project lifecycle.
- Coordinate with Design, Manufacturing, Quality, Procurement, Logistics, and Site Operations to ensure contractual requirements are reflected in delivery.
- Lead contractual and commercial discussions in project meetings with clients, consultants, subcontractors, and internal stakeholders.
- Identify, escalate, and manage contractual risks, disputes, and potential claims.
- Ensure compliance with all Health & Safety, Quality, and Environmental standards as required under contract.
- Review technical drawings, specifications, and project documentation for contractual and commercial implications.
- Support site installation teams by resolving contractual issues affecting delivery.
- Manage retention, bonds, guarantees, and insurance requirements across live contracts.
- Prepare regular commercial and contractual reports for senior management and clients.
- Build and maintain strong client relationships throughout project delivery.
Requirements
- Degree in Quantity Surveying, Construction Law, Commercial Management, Construction Management, or a related discipline.
- Minimum 5 years' experience in a Contracts Manager or Commercial Manager role within the construction industry.
- Proven track record managing contracts and commercial performance on construction projects safely, on time, and within budget.
- Strong working knowledge of standard forms of contract (JCT, NEC, FIDIC, or bespoke).
- Experience managing subcontractor accounts, variations, claims, and final accounts.
- Excellent communication, negotiation, and leadership skills.
- Strong commercial awareness and problem-solving ability.
- Proficiency in Microsoft Office and contract/cost management software.
- Full clean driving licence.
Desirable
- Experience in modular or off-site construction.
- Experience working on Data Centre, Pharmaceutical, Healthcare, Commercial, or Industrial projects.
- Knowledge of BIM and digital construction processes.
- Formal qualification such as RICS, CIOB, or equivalent.
