Duties will include but are not limited to:
1. Control and supervision of staff under his/her control and for the allocation of tasks as required.
2. The undertaking of any course of relevant training and co-operate fully in the use of new technology and communication systems including those that may be introduced from time to time.
3. The compliance with requirements of such Health and Safety legislation / regulations as may be in force from time to time including such policies introduced by South Dublin County Council.
4. Carry out quality-control inspections of new-build and refurbishment projects and works to existing housing stock under a variety of contracts. Detect workmanship, materials or documentation that do not comply with national standards or contract requirements.
5. Keep accurate work and site records, record variations to contracts, review estimates and costing proposals using smart phone/tablets/PC systems as may be introduced by the Council.
6. Prepare and furnish clear reports in excel / word / power point on all matters pertaining to duties as requested including use of Council information systems including GIS, RoadMap and CAD ArchTechPro.
7. Identify and diagnose problems in mechanical and ventilation systems and advise on / organise remedial / repair works.
8. Inspect works carried out under annual service programmes on gas/oil boiler and heat pump heating systems.
9. Ensuring newly installed equipment is registered and maintained to keep warranties.
10. Providing expertise, advice and back up to different departments on issues arising ranging from, specifications, new regulations, best practices and energy efficiency.
11. Dealing with investigation of complaints and accidents and issuing reports.
12. Providing technical expertise and advice in the repair and maintenance of mechanical services equipment including some or all the following in both residential and non-residential Gas/Oil/Solid fuel boilers, Heat pump systems, Central Heating controls and Pumping systems, Mechanical Ventilation equipment including Supply-and-Demand ventilation systems, Hot and Cold Plumbing Installations in accordance with current Building Regulations.
13. Providing knowledge and experience on the integration of mechanical services into the building fabric and having a good knowledge of building construction and a high awareness of current Building Regulations and IS 813 Gas Regulations.
14. Demonstrating good general knowledge of mechanical engineering practice, renewable energy systems and of Building Management Systems, including knowledge of building diagnostics techniques in the broad range of mechanical services and appropriate remedial action.
15. It may also be necessary to carry out regular property inspections, provide detailed technical reports and assist in the oversight during construction and/or maintenance and refurbishment of housing, apartment dwellings, identification/reporting on snags and the development/implementation of site resolution plans.
16. Any other relevant duties which may be assigned from time to time by senior management.
