We are seeking an experienced Maintenance Technician for our brand new Novel Student development in Cork. This newly created role represents the opportunity to join the property management team of a leading developer and operator of purpose-built student accommodation in the UK, Latin America, and Europe.
The Maintenance Technician will oversee and ensure the company’s established standards for all physical assets including safety, appearance, and all maintenance operations of the property, within the budgeted financial goals. The Maintenance Technician will initially report to the Property Manager, to ensure standards are met and exceeded. This role will regularly interact with residents, so excellent customer service and a professional appearance are vital to this role.

Your Mission
- Oversee all physical assets of the property, including safety, appearance, and all maintenance operations. Maintaining a clean site and responsible for reactive maintenance repairs such as plumbing or heating issues.
- Ensure that all public areas of the building are kept to the highest level
- Provide solutions to any issues or concerns that may arise pertaining to the physical assets of the property
- Keep a log of reported defects and remedial actions undertaken and escalating any requests to external contractors where necessary
- Ensuring the security of the property, including fitting new locks and adjusting doors/windows
- Provide suggestions for opportunities for improvement and efficiency
- Ensure that all cleaning equipment/materials are maintained in a safe, clean and efficient working condition. Where an item of equipment requires repair, this should be reported to the Property Manager/Facilities Manager.
- Maintain safety records and ensure a safe environment for employees and residents
- Knowledge of city and country building regulations
- Fire safety management; Control of the building taking into account its fire safety (e.g. verification of the necessary fire-fighting equipment like fire extinguishers or fire related signage), conducting of the required by regulations maintenance works, respecting the fire safety requirements as specified in the applicable by law technical conditions
- Preparation of the fire safety instructions for users and fire safety evacuation plans. Verification of the actual conditions and carry out of fire drills.
- Regular verification of the state of the building
- Ensuring at all times that the building fulfils all technical conditions
- Management of equipment servicing; ensuring all servicing is completed on time and according to regulations as well as warranty terms and conditions
- Management of warranty agreements
- Understanding and management of electrical, plumbing, construction, fire & safety, building systems, preventative maintenance
- Performance of daily walks at the property; ensuring everything is functioning properly, verification of equipment, landscape inspection
- Coordination of works and projects for third-party contractors and vendors
- Documentation and management of warranty and development defects; coordination of repairs
- Management of contract and relationship with utility companies
- Constant cooperation with Property Manager and Facilities Manager.
Your Track Record
- Experience in a similar position; strong preference for experience in student housing or residential properties in the past
- Maintenance and safety certifications strongly preferred
- Strong communication skills, problem-solving abilities and a keen eye for opportunities for improvement
- Up to date knowledge of legislation and key issues relevant to the position
