Site Manager / Project Manager – Major Mixed-Use Development

The Opportunity
We are seeking an experienced Site Manager to take a key leadership role on large mixed-use development in Dublin 2.
This is a significant, high-profile project with a two-year construction programme, combining multiple uses within a complex city-centre environment. The successful candidate will take a leading role in the day-to-day delivery of the project, with responsibility across programme, subcontractor management, quality, safety, logistics, and construction coordination.
Importantly, this opportunity is also open to an experienced Site Manager who is ready to make the step into Project Management. If you have a strong track record delivering major projects with a main contractor and feel ready to take greater ownership of overall project delivery, this role offers a genuine pathway to do so. For an established Project Manager, the position provides the opportunity to lead a major Dublin city-centre development. For a Senior Site Manager, it represents an opportunity to step up, broaden your responsibilities, and progress your career into Project Management with the support of an experienced construction and commercial team.
Key Responsibilities
- Project Leadership: Take a senior role in the overall management and delivery of the development, ensuring programme, quality, safety, and commercial objectives are achieved.
- Site Management: Lead day-to-day construction activities and ensure works are delivered safely, efficiently, and in accordance with the construction programme.
- Subcontractor Management: Coordinate and manage multiple subcontractor packages, maintaining strong control over sequencing, productivity, quality, and programme.
- Programme Delivery: Drive short and medium-term programmes, look-ahead schedules, logistics planning, procurement requirements, and key project milestones.
- Team Coordination: Work closely with the commercial, design, engineering, and site teams to maintain effective communication and resolve issues quickly.
- Design & Technical Coordination: Liaise with the design team and specialist subcontractors to manage technical queries, interfaces, and buildability.
- Quality Management: Maintain exceptional standards of workmanship throughout the development, from structural works through to high-quality finishes and handover.
- Health & Safety: Lead by example in maintaining the highest standards of health, safety, and environmental compliance.
- City-Centre Logistics: Manage the logistical challenges associated with delivering a large-scale development within a constrained Dublin city-centre environment.
- Reporting & Risk: Monitor progress against programme, identify potential risks or delays, and implement corrective actions where required.
- Handover: Drive testing, commissioning, snagging, and phased handovers through to successful project completion.
What We Need From You
- Proven experience as a Project Manager, Senior Site Manager, or experienced Site Manager with a recognised main contractor.
- Strong track record delivering large-scale mixed-use, commercial, residential, hotel, or similarly complex developments.
- Senior Site Managers with the experience and ambition to progress into a Project Management position are strongly encouraged to apply.
- Experience managing significant structural, envelope, M&E, and high-quality finishing packages.
- Strong understanding of construction sequencing, logistics, temporary works, and modern construction methods.
- Demonstrated ability to lead site teams and manage multiple subcontractors and work packages simultaneously.
- Strong programme management and short-term planning capabilities.
- Excellent technical knowledge with a strong focus on quality and attention to detail.
- Confident communicator with the ability to manage relationships across clients, consultants, design teams, subcontractors, and internal departments.
- Relevant construction qualification and current site safety certifications.
- Previous experience delivering major projects in Dublin or another constrained city-centre environment would be advantageous.
