ABOUT THE ROLE
This is a senior delivery role. You will take full ownership of M&E works on large-scale logistics and distribution centre projects procured on a Design & Build basis. This is not a coordination role — it demands commercial acumen, design management capability, and proven site delivery across complex, fast-track builds.
You will have direct access to the MD and Operations Director, and your decisions carry genuine weight. Every project you run is yours — budget, programme, quality, and relationships.
Typical project scope: HV/LV distribution, lighting, fire detection, HVAC, Water Services, EV charging infrastructure, and external services. M&E project values range from €2m to €10m.

KEY RESPONSIBILITIES
Design management:
- Lead the M&E design process from concept through to IFC, coordinating with mechanical and electrical consultants, specialist vendors, and the main contractor BIM team
- Manage design information flow, RFI registers, and technical submittals in line with agreed information release schedules
- Review and approve M&E design packages against client requirements and applicable standards (CIBSE, BS, EN, IS)
- Chair design coordination meetings and maintain design risk and assumption registers
- Manage BIM/CDE processes in accordance with BS EN ISO 19650 where applicable
Procurement and subcontract management:
- Develop and execute M&E procurement strategies in coordination with the commercial team
- Prepare scopes of work, technical enquiries, and evaluation criteria for specialist subcontractors
- Assess subcontractor submissions, lead technical clarification meetings, and recommend appointments
- Manage subcontract performance across programme, quality, and commercial compliance
Programme and site delivery:
- Own the M&E delivery programme, integrated into the master construction programme
- Identify and drive critical path activities; manage float and escalate programme risks with proposed mitigations
- Coordinate M&E installation sequences with the main contractor's site management team
- Oversee the commissioning and testing programme — HVAC, LV, BMS, and fire systems
Commercial management:
- Monitor M&E project costs and variations against approved budget
- Manage subcontractor payment applications and approvals
Quality, safety, and compliance:
- Ensure M&E works comply with Keldin's QEHS Management System and project-specific quality plans
- Produce and manage inspection and test plans, method statements, and RAMS
- Manage O&M and H&S file compilation progressively throughout construction
- Enforce site safety standards for M&E trades; participate in safety audits and incident investigations
Stakeholder management:
- Act as the primary M&E contact for the main contractor at all levels
- Produce accurate, timely project reporting — progress reports, risk registers, and programme updates
- Represent Keldin at progress meetings, design workshops, and client reviews

ESSENTIAL REQUIREMENTS
- Qualified Electrician or degree in Mechanical Engineering, Electrical Engineering, Building Services Engineering, or equivalent
- Minimum 8 years' experience in M&E project management
- Proven delivery of large-scale logistics, distribution, or industrial M&E packages (value >€2.5m)
- Experience managing M&E design under a Design & Build procurement model, from Employer's Requirements through to IFC
- Multi-trade subcontract management experience including HV/LV, BMS, HVAC, and Fire
- Commissioning management experience across M&E Systems
- SMSTS or SSSTS (UK) / equivalent Irish safety qualification
- CSCS card or Safe Pass
DESIRABLE
- Experience working in a BS EN ISO 19650 / BIM Level 2 environment

Candidates should have working knowledge across:
- LV switchgear & distribution,
- Heating, ventilation, cooling systems for logistics and industrial environments
- Fire detection and suppression systems
- Building Management Systems — specification, integration, and commissioning
- Earthing, bonding, and Lightning Protection to BS 7671 / BS EN 62305
