Job description:
The purpose of the role is to ensure the estate is proactively maintained and monitored, so that small issues are identified early and resolved before they escalate into larger and more expensive problems.
In other words, the role should function as the first line of asset management and preventative maintenance for the estates, reducing unnecessary contractor call-outs where possible.
Key responsibilities would include:
Estate Inspections
Regular inspection of communal areas, plant rooms, meter rooms and external spaces in order to identify issues early. This includes checking for water ingress, loose fittings, blocked drainage points, lighting failures, damaged signage, trip hazards, and other emerging issues that require attention.
Preventative Maintenance
Carrying out small preventative works that extend the life of building components and prevent deterioration. Examples would include:
- adjusting and lubricating door closers and hinges
- tightening loose handles, rails and fittings
- replacing defective bulbs or light fittings
- clearing blocked gullies and drains
- checking roof drainage outlets and downpipes
- sealing minor gaps around windows or service penetrations
- monitoring early signs of water ingress or damp
- cleaning sensors or equipment where necessary
- maintaining plant rooms in a clean and organised condition
The aim is to address these types of issues before they require specialist contractors.
Working Hours: 08:00 – 14:00 Monday to Friday
