Due to our continued expansion we are currently recruiting for the
Role of a Office & Site based Project manager
The Successful candidate will be required to take ownership and responsibility of delivering the entire Mechanical package on site including the co-ordination
with other trades to achieve zero defects at substantial completion. The
candidate will have the assistance support of a Junior Mechanical Engineer, CoOrdination & BIM Engineer, Safety Officer, Site Forman.
Some of the roles and responsibilities of the site manager will be as follows:
Project Planning and Scheduling
Develop Project Plans: Create detailed project plans, including timelines, resource allocation, and budget management. This includes creating Gantt charts, critical path analyses, and work breakdown structures.
Schedule Management: Monitor and adjust project schedules to ensure timely completion of all mechanical services, such as HVAC, plumbing, fire protection systems, and other mechanical installations.
Team Leadership and Coordination
Team Management: Lead and coordinate a multidisciplinary team of engineers, contractors, and subcontractors. This includes assigning tasks, setting performance expectations, and ensuring team adherence to project goals.
Stakeholder Communication: Act as the primary point of contact between the client, contractors, and other stakeholders, ensuring clear communication and alignment of objectives.
Conflict Resolution: Resolve any conflicts or issues that arise on-site, including personnel issues or contractor disputes, to maintain project momentum.
Technical Oversight and Quality Control
Technical Supervision: Oversee the installation of mechanical systems,ensuring all work Quality Assurance: Implement and enforce quality control procedures to ensure that all mechanical services are installed and operate correctly. This includes conducting regular site inspections and audits.
Problem-Solving: Identify and address any technical challenges or deviations from the design. Provide solutions to issues related to mechanical services, such as system integration, design modifications, or unforeseen site conditions.
Health, Safety, and Environmental Compliance
HSE Management: Ensure that all site activities comply with health, safety, and environmental regulations. This includes conducting risk assessments, enforcing safety protocols, and ensuring that all team members are
trained in safety procedures.
Incident Management: Respond to any on-site incidents or accidents, conducting investigations and implementing corrective actions to prevent future occurrences.
Budget and Resource Management
Budget Control: Monitor project costs and manage the budget for mechanical services. This includes tracking expenditures, managing resources efficiently, and identifying cost-saving opportunities without compromising quality.
Resource Allocation: Ensure that all necessary materials, tools, and equipment are available on-site and that resources are used effectively to meet project deadlines.
Contract Management
Contract Oversight: Manage contracts with suppliers, subcontractors, and vendors. This includes reviewing and approving work, processing payments, and ensuring that contractual obligations are met.
Change Management: Handle change orders and variations in the scope of work, ensuring that changes are documented, approved, and reflected in the project plan and budget.
Progress Monitoring and Reporting
Progress Tracking: Regularly monitor and report on project progress to stakeholders, using key performance indicators (KPIs) to track milestones, deadlines, and deliverables.
Documentation: Maintain accurate project records, including daily site reports, meeting minutes, and documentation of any changes to the project scope or design.
Commissioning and Handover
System Commissioning: Oversee the commissioning of mechanical systems, ensuring that they are tested, balanced, and functioning as intended before handover.
Relevant Qualifications and Requirements for a Successful Applicant are as defined below:
Educational Qualifications
Bachelor’s Degree in Mechanical Engineering or a related field such as Building Services Engineering, Construction Management, or HVAC Engineering.
Master’s Degree: A postgraduate qualification in Mechanical Engineering, Project Management, or a related discipline can be advantageous.
Relevant trade qualifications in mechanical building services with supporting project management background.
Experience
Minimum 5-10 Years of Experience in mechanical services, with a substantial part of that time spent in a project management role.
Experience in Managing Large-Scale Projects: Proven track record of successfully managing complex mechanical services projects in commercial, industrial, or residential settings.
Site Management Experience: Experience managing on-site construction activities, including overseeing contractors, subcontractors, and suppliers.
Technical Skills
Strong Understanding of Mechanical Systems: In-depth knowledge of HVAC systems, plumbing, fire protection, and other mechanical systems within building services.
Proficiency in Project Management Software: Familiarity with tools like Procore, Autodesk Construction Cloud, Microsoft Project, Primavera P6, or other construction project management software.
Knowledge of Building Codes and Standards: Comprehensive understanding of local and international building codes, standards, and regulations relevant to mechanical services.
Proficiency in CAD and BIM: Experience with AutoCAD, Revit, or other Building Information Modelling (BIM) software for planning and reviewing mechanical systems.
Leadership and Interpersonal Skills
Strong Leadership Abilities: Demonstrated ability to lead and motivatecross-functional teams, including engineers, contractors, and site workers. Excellent Communication Skills: Ability to communicate effectively with stakeholders at all levels, including clients, contractors, and team members.
Conflict Resolution: Skilled in resolving conflicts and issues that arise during project execution.
Project Management Expertise
Budgeting and Cost Control: Expertise in managing project budgets, controlling costs, and financial reporting.
Risk Management: Ability to identify, assess, and mitigate risks throughout the project lifecycle.
Schedule Management: Strong skills in planning and maintaining project schedules, ensuring timely delivery of project milestones.
Health, Safety, and Environmental Knowledge
Understanding of HSE Regulations: Deep knowledge of health, safety, and environmental regulations as they pertain to construction and mechanical services.
Safety Management Certification: Certifications such as OSHA (Occupational Safety and Health Administration) or NEBOSH (National Examination Board in Occupational Safety and Health) are highly desirable.
