Kilmurry Lodge is a busy, family-run hotel in Castletroy, Limerick — and we are about to get considerably bigger. In 2027 we open The Residence, a new 56-unit serviced apartment building alongside the existing hotel. We are creating a senior, net-new role to own the physical asset across both estates and lead our maintenance function into that next chapter.
About the role
As Facilities & Buildings Manager you are accountable for all facilities and buildings across the hotel and The Residence — the fabric, plant, energy systems, compliance and grounds.
You own the asset end-to-end and direct the maintenance team day-to-day. It is a hands-off-the tools leadership post: you set the programme, the standards and the vendor relationships, and you bring The Residence safely from a construction site into a running estate.
What you'll be responsible for
Whole-estate facilities ownership — hotel and Residence fabric, plant, systems and compliance, end to end.
Building management systems, boiler house & energy — own the BMS, boiler house / CHP and the energy-optimisation programme.
Planned & preventative maintenance — design, resource and run a PPM programme across both estates.
Statutory & fire compliance — fire, lift and emergency-systems testing regimes, certification and contractor sign-off.
Residence mobilisation — commissioning handover, snagging and defects, and managing the defects-liability period into live operation.
Vendor & contract management — BMS, servicing, plumbing, energy and specialist contractors.
Team leadership — lead the Senior Maintenance Technician and maintenance team; rotas, standards and development. Budget input & reporting — capital and maintenance budget input, incident escalation and reporting.
What we require
Proven senior facilities or buildings-management experience, ideally across more than one site or building.
Strong grounding in plant, energy and statutory/fire compliance; comfort running a PPM system; and the leadership to manage a team and a contractor base.
New-build commissioning and handover experience is a real advantage given The Residence development.
