Role Overview
Our client is seeking an experienced Project Planner to develop and manage the construction programme for a large residential project in Cobh, Cork.
This role will suit a planner with strong construction sequencing knowledge who can build a practical, realistic project schedule covering all stages of residential construction. The planner can work largely remotely, but will need to visit the site in Cobh to understand the project, meet the team, review progress, and properly map out the works required.
The successful person will create a detailed programme that supports the project team in planning labour, materials, subcontractors, lead times, sequencing, delays, holidays, and dependencies across the full residential build.
Key Responsibilities
- Develop a detailed construction programme for a residential housing project.
- Visit site in Cobh to understand the project, team, current progress, constraints, and delivery requirements.
- Build out the schedule across all stages of the residential construction process.
- Plan and sequence civils, groundworks, foundations, ground floor construction, superstructure, windows, roofing, external insulation, first fix, second fix, plumbing, heating, electrical, finishes, and external works.
- Identify key dependencies, critical path activities, programme risks, and potential delays.
- Factor in supply chain lead times, waiting on materials, subcontractor availability, holidays, and site constraints.
- Work with the project manager / project director to create a realistic and manageable delivery schedule.
- Update and maintain the programme as the project progresses.
- Provide clear reporting on progress, delays, risks, and upcoming work fronts.
- Support better coordination between site teams, subcontractors, suppliers, and management.
- Help the project team understand what work needs to happen, when it needs to happen, and what resources are required.
Requirements
- Previous experience as a Project Planner, Construction Planner, Scheduler, or Programme Manager.
- Residential construction experience is highly desirable.
- Strong understanding of construction sequencing and trade coordination.
- Ability to build a practical programme from site information and project requirements.
- Experience using planning tools such as MS Project, Primavera P6, Asta Powerproject, or similar.
- Ability to work remotely while maintaining regular communication with the project team.
- Willingness to attend site in Cobh as required.
- Strong attention to detail and ability to identify delays, risks, dependencies, and programme clashes.
- Good communication skills and ability to explain the programme clearly to non-planning specialists.
