Job Purpose
We are seeking an experienced and detail-oriented Bookkeeper / Accounts Administrator to join our estate agents here in Tallaght, Dublin 24. You will manage daily financial transactions, ensure compliance with the Property Services Regulatory Authority (PSRA) regulations, and maintain accurate records for both residential sales and lettings using QuickBooks and Letman.
Key Responsibilities
Client Accounting & PSRA Compliance
- Manage the client account in strict accordance with PSRA Client Moneys Regulations.
- Process tenant rent payments daily and perform bank reconciliations within Letman.
- Disburse rent transfer payments to landlords, deducting fees and maintenance costs.
- Allocate and release tenant deposits, tracking any disputed amounts.
- Process property sales deposits and transfer funds to vendors' solicitors upon completion.
General Bookkeeping & Administration
- Record all daily business financial transactions accurately into QuickBooks.
- Manage accounts payable by verifying, approving, and paying contractor invoices.
- Issue fee invoices for sales, lettings, and property management services.
- Chase outstanding debts and manage credit control procedures.
- Prepare monthly bank reconciliations for all office and client accounts.
Taxation & Reporting
- Prepare and submit VAT returns via ROS (Revenue Online Service).
- Deduct and file Non-Resident Landlord withholding tax where applicable.
- Assist the external accountant with year-end financial audit preparations.
Requirements & Qualifications
- Minimum of 2–3 years of bookkeeping experience in Ireland.
- Direct experience working within an estate agency or property management firm is highly desirable.
- Proven working experience with QuickBooks is essential.
- A basic working knowledge of Letman is an advantage.
- Basic knowledge of Irish PSRA Client Moneys Regulations.
- Solid understanding of Irish Revenue systems, including ROS, VAT, and RCT.
- Accounting technician qualification is an advantage
- Excellent attention to detail and ability to handle confidential financial data.

Pay: €30,000.00-€40,000.00 per year
Ability to commute/relocate:
- Tallaght, County Dublin: reliably commute or plan to relocate before starting work (preferred)
