As an established family-run business, we work closely with architects, interior designers, kitchen companies, developers, contractors and private clients, delivering bespoke stone worktops, surfaces, flooring and specialist projects throughout Ireland and beyond.
Due to continued growth, we are seeking an experienced Senior Stone Estimator & Commercial Project Manager to take a key position within the business.
This is a senior, hands-on role combining estimating, quantity surveying, commercial management, project coordination and scheduling.
The successful candidate will take ownership of projects from initial enquiry and pricing through to production, installation and commercial completion.
The Role
This position sits at the centre of our commercial and project operations.
You will be responsible for ensuring projects are accurately priced, commercially viable, efficiently scheduled and successfully delivered.
Working closely with senior management, sales, templating, production and installation teams, you will oversee the commercial and operational progression of projects and ensure our resources are being used as efficiently as possible.
A key part of the role will be planning and scheduling jobs across templating, production and installation, balancing customer deadlines with production capacity and installation resources.
This role would suit an experienced Estimator, Quantity Surveyor or Commercial/Project Manager who wants significant responsibility and the opportunity to play an important role in the continued growth of the company.
Key Responsibilities
Estimating & Pricing
- Estimating and pricing for quartz, dekton, marble, natural stone and porcelain projects
- Prepare detailed and commercially accurate quotations
- Review architectural drawings, technical drawings, specifications, schedules and Bills of Quantities (BOQs)
- Calculate material requirements, slab quantities, wastage, fabrication, labour, transport and installation costs
- Price residential, commercial, fit-out and construction projects
- Manage tender enquiries and pricing requests
- Prepare detailed pricing breakdowns and cost plans
- Identify potential commercial risks, exclusions and opportunities before quotations are issued
- Ensure project scope is fully understood and accurately reflected within quotations
- Work with management on pricing strategy for larger or commercially significant projects
Quantity Surveying & Commercial Management
- Take responsibility for the commercial performance and profitability of assigned projects
- Monitor project costs, budgets and margins throughout the project lifecycle
- Review BOQs, tender documents, contracts and project specifications
- Prepare and manage variations, additional works and change orders
- Identify commercial risks and opportunities throughout project delivery
- Track actual project costs against original estimates
- Ensure additional works are identified, recorded and commercially recovered
- Maintain accurate project cost information and commercial records
- Assist with valuations, cost reconciliation and project close-out where required
- Provide management with clear visibility on project margins, costs and commercial exposure
- Continuously identify opportunities to improve estimating accuracy and project profitability
Project Management, Scheduling & Resource Planning
- Take ownership of project scheduling and workflow planning
- Plan jobs in the most efficient manner from templating through fabrication, production and final installation
- Coordinate multiple projects simultaneously and establish clear priorities
- Schedule work based on customer commitments, production capacity, material availability, site readiness and installation resources
- Ensure production and installation teams are utilised as efficiently as possible
- Optimise project schedules to maximise capacity, minimise downtime and reduce unnecessary delays
- Coordinate with templating, production and installation teams to maintain a consistent and efficient flow of work
- Identify potential scheduling conflicts, bottlenecks and resource constraints in advance
- Reorganise schedules where required to respond to changes, delays, variations or site conditions
- Ensure materials, drawings, templates and project information are available when required
- Monitor key project milestones and ensure agreed deadlines are achieved
- Balance customer requirements, operational efficiency and commercial priorities when making scheduling decisions
Client & Contractor Coordination
- Act as a key point of contact for projects from quotation through to completion
- Liaise professionally with architects, designers, kitchen companies, builders, developers, main contractors and private clients
- Coordinate project requirements, programmes and installation dates
- Work closely with internal sales, templating, CAD, production, fabrication and installation teams
- Ensure an accurate and structured handover from sales/estimating into production
- Resolve project issues quickly and commercially
- Maintain clear communication with all stakeholders throughout project delivery
- Ensure changes to project scope are communicated, documented and priced appropriately
- Help ensure every project is delivered to the high standard expected of Miller Brothers Stone
Seniority & Responsibility
The successful candidate will become a key member of the team with responsibility across estimating, commercial management, project planning and operational scheduling.
You will have visibility over projects from initial quotation through to final installation and will be expected to make informed decisions regarding:
- Project pricing and margins
- Commercial risk
- Variations and additional works
- Production priorities
- Project scheduling
- Installation scheduling
- Resource utilisation
- Customer and contractor commitments
The successful candidate will work closely with senior management and will have the autonomy to make day-to-day commercial and scheduling decisions required to keep projects moving efficiently.
Candidate Requirements
Essential

Highly Desirable
- Qualification in Quantity Surveying, Construction Economics, Construction Management or a related discipline
- Previous experience within the stone, quartz, granite, marble or porcelain industry
- Experience pricing kitchen worktops or bespoke stone fabrication
- Understanding of stone fabrication, templating and installation processes
- Experience managing production or installation schedules
- Experience working with main contractors and commercial construction projects
- Experience using estimating, scheduling, project management or CAD software
- Experience managing projects from tender through to completion
- Knowledge of specialist subcontracting or manufacturing environments
Stone industry experience is highly advantageous, but we are equally interested in strong candidates from construction, fit-out, kitchens, manufacturing or specialist subcontracting who can bring excellent commercial and project management skills to the business.
