As part of our strategic expansion in the Munster region, we are seeking a driven Project Manager to lead a high-profile residential development in Midleton.
THE ROLE
As the Project Manager for this significant residential project, you will have overall responsibility for site safety, quality management, budget control, and schedule adherence from inception to final handover. A critical aspect of this role involves managing statutory compliance and acting as the primary point of contact for the Local Authority and the design team to ensure successful project delivery.KEY RESPONSIBILITIES
- Lead the delivery of a major residential scheme to the highest standards, on time and within budget.
- BCAR Management: Oversee the Building Control Management System (BCMS) process, ensuring all Ancillary Certificates from subcontractors are collected, verified, and uploaded for phased completions.
- Local Authority Liaison: Act as the key liaison with Cork County Council (Co Co) regarding Commencement Notices, site inspections, and the Certificate of Compliance on Completion.
- Statutory Compliance: Ensure full compliance with Health and Safety legislation, Building Regulations, and company quality procedures.
- Coordination: Manage project programming, progress reporting, and cash flow forecasting while coordinating with Irish Water and utility providers for service connections.
- Leadership: Directly manage subcontractors and site personnel, fostering a collaborative, high-performance team.
REQUIRED SKILLS AND EXPERIENCE
- Relevant degree (Construction Management, Civil Engineering, or similar).
- Proven experience as a Project Manager on residential projects over 10m Euro.
- In-depth knowledge of the Building Control (Amendment) Regulations (BCAR) and experience working alongside an Assigned Certifier.
- Demonstrated experience in dealing with Local Authorities (Cork County Council or similar) regarding planning conditions and site compliance.
- Strong contractual and technical knowledge with a focus on high-quality residential finishes.
- Excellent communication and stakeholder management skills.
