Role Purpose
- Reporting to the Director of Maintenance, the Area Maintenance Manager is responsible for the effective management and delivery of maintenance services within an assigned geographical area.
- The role is responsible for leading, supporting and developing the Maintenance team within the area, ensuring resources are effectively organised and that planned, reactive and compliance-related maintenance activities are appropriately prioritised, coordinated and delivered.
- The Area Maintenance Manager will ensure that Nua Healthcare properties within their area remain safe, compliant, well maintained and fit for purpose, through the effective management of maintenance personnel, planned preventative and reactive maintenance, contractors, budgets, compliance and associated risks.
- A key part of the role is to build strong and effective working relationships with Operations and other Nua departments, acting as the primary Maintenance contact within the assigned area and ensuring clear communication, appropriate follow-up and a collaborative approach to resolving maintenance and property-related matters.
- The role requires a strong combination of people leadership, interpersonal and communication skills, sound judgement and maintenance management experience. The successful candidate will be expected to lead by example, create a positive and accountable working environment and support the continued development of the Maintenance team.
Key Responsibilities
Operational Management
- Lead all maintenance activities across the assigned area.
- Manage planned, reactive and compliance-related maintenance programmes.
- Ensure maintenance works are appropriately prioritised and completed safely, efficiently and within agreed response times.
- Develop area maintenance plans and priorities, taking account of operational requirements, risk, property condition and available resources.
- Monitor maintenance performance through agreed KPIs and ensure outstanding works and backlogs are appropriately managed.
- Ensure properties remain operational, safe, compliant and appropriately maintained.
- Work closely with Operations and other Nua departments to understand priorities, coordinate maintenance activities and resolve maintenance-related issues.
- Participate in the Maintenance second on-call rota, providing management support and escalation outside normal working hours when required. This is expected to be approximately once per month, subject to operational requirements and the agreed rota.
Team Leadership Lead
- Motivate, support and manage the Maintenance team, including Technicians and Maintenance Administrator(s), ensuring the effective delivery of maintenance services across the assigned area.
- Provide clear direction, expectations and priorities and ensure team members understand their responsibilities and accountabilities.

- Manage staff performance and conduct regular performance and development reviews.

Resource & Contractor Management
- Allocate work effectively between in-house Maintenance staff and external contractors to ensure efficient use of resources.
- Determine when specialist expertise or additional contractor capacity is required.
- Procure, appoint and manage external contractors in accordance with Nua procedures and delegated authority.
- Review quotations and recommend appointments.
- Monitor contractor performance, quality, compliance, costs, delivery and value for money.
- Ensure contractors comply with Nua Healthcare policies, Health & Safety requirements and statutory obligations.
- Address unsatisfactory contractor performance and ensure appropriate follow-up and corrective action.
- Maintain a reliable network of approved contractors and suppliers within the assigned area.
Compliance
- Ensure compliance with:
- Building Regulations.
- Fire Safety legislation.
- Health & Safety legislation.
- Statutory inspection programmes.
- Company Maintenance standards. Internal governance procedures.
- Ensure required compliance-related maintenance activities are appropriately monitored and completed, with overdue, incomplete or non-compliant matters addressed or escalated as required.
Financial Management
Manage area maintenance budgets.
Monitor expenditure and identify significant variances or emerging budget pressures.
Ensure value for money and appropriate use of in-house and external resources.
Review quotations and proposed expenditure.
Approve expenditure within delegated authority.
Ensure expenditure is appropriately authorised and supported by required documentation.
Assist with annual budget preparation and forecasting.
Reporting
Prepare regular reports on:
- Planned maintenance.
- Reactive maintenance.
- Compliance.
- Budget performance.
- Contractor performance.
- Risks.
- Backlogs and outstanding works.
Provide clear and accurate updates to the Director of Maintenance and other relevant stakeholders and ensure significant risks, issues or delays are appropriately highlighted and escalated.
Health & Safety
- Promote and maintain a strong Health & Safety culture across the Maintenance team.
- Ensure all maintenance activities are planned and carried out in accordance with current Health & Safety legislation, company policies and safe systems of work.
- Ensure appropriate risk assessments, method statements (RAMS) and permits to work are in place where required.
- Monitor compliance with Health & Safety procedures by both in-house staff and external contractors.
- Ensure all team members have the appropriate training, competencies, certifications and Personal Protective Equipment (PPE) to carry out their duties safely.
- Investigate maintenance-related incidents, accidents and near misses, implementing corrective actions where appropriate.
- Identify and report hazards, ensuring timely resolution of Health & Safety issues.
- Ensure tools, equipment and vehicles are maintained in a safe and serviceable condition.
- Promote continuous improvement in Health & Safety performance through regular inspections, audits and team engagement.
Candidate Requirements
Essential Experience
- Minimum 10 years’ experience in facilities, property or maintenance management.
- Minimum 3 years’ experience managing and leading maintenance teams.
- Demonstrated experience in people management, including performance management, staff development, delegation and providing constructive feedback.
- Proven experience managing a multi-site property portfolio.
- Proven experience delivering planned preventative maintenance programmes.
- Experience managing reactive maintenance operations.
- Experience managing contractors and procurement.
- Experience managing maintenance budgets.
- Experience working collaboratively with Operations and other departments or business functions.
- Experience within healthcare, residential, hospitality, education or similar multi-site environments.
