Purpose of the role
The purpose of this role is to provide high-quality consultancy services on land and property matters, supporting clients in the effective management, acquisition, and use of rural land in the context of development and infrastructure projects. The role will focus on delivering clear, commercially informed advice, with particular emphasis on land use, valuation considerations, stakeholder engagement, and the practical impacts of projects on operational landholdings.
Working as part of a multidisciplinary team, the successful candidate will contribute to the planning and delivery of complex assignments, including those involving compulsory purchase, access requirements, valuations and land assembly. The role is client-facing and requires the ability to interpret technical information, assess land-related risks and opportunities, and communicate practical solutions to a wide range of stakeholders.
The successful applicant will ensure that client objectives are achieved efficiently and professionally, while maintaining a strong understanding of land value, ownership structures, and the operational realities of rural property.

- Independently manage a portfolio of clients and projects, delivering accurate, well-reasoned advice, reports, and assessments on time and to a consistently high professional standard.
- Demonstrate strong technical capability across land and property matters, including valuation principles, land use, and compensation considerations, particularly in the context of infrastructure and development projects.
- Build and maintain trusted relationships with landowners, clients, and stakeholders, becoming a reliable and respected point of contact for advice and support.
- Provide clear, commercially focused input on land-related issues within complex projects, including contributing to negotiations, access arrangements, and land assembly strategies.
- Effectively support project delivery, working collaboratively with colleagues and external partners to ensure land considerations are appropriately managed and risks are clearly understood.
- Operate confidently in a client-facing environment, communicating technical matters in a practical, accessible way and representing the consultancy with professionalism.
- Contribute positively to the wider team, sharing knowledge, supporting colleagues, and helping to maintain high standards across all areas of work.

Key responsibilities
- Deliver professional land and property consultancy services, providing clear, accurate, and commercially focused advice to clients across a range of projects.
- Manage client instructions from inception to completion, including scoping, analysis, reporting, and ongoing advisory support.
- Advise on land use and development impacts, assessing how infrastructure and other projects affect landholdings, access, and operational considerations.
- Support land acquisition and assembly processes, including input to negotiations, and where relevant, compulsory purchase (CPO) matters.
- Undertake and interpret land and property assessments, incorporating valuation principles, ownership structures, and compensation considerations.
- Engage effectively with stakeholders, including landowners, agents, public bodies, and project teams, building and maintaining strong professional relationships.
- Prepare high-quality reports, plans, and technical documentation, ensuring outputs are accurate, well-structured, and delivered to agreed deadlines.
- Collaborate within multidisciplinary teams, contributing land and property expertise to support the successful delivery of complex projects.
- Monitor and manage project risks and issues, ensuring that land-related matters are identified early and addressed proactively.
- Maintain strong professional standards, keeping up to date with relevant legislation, policy, and best practice in land, property, and infrastructure delivery.
- Contribute to business development and client growth, supporting the expansion of services and strengthening the firm’s reputation in land and property consultancy.
Essential criteria
· A Level 8 degree in Property, Agriculture, Valuations, or a related discipline.
· 5+ years’ postgraduate experience.
· Experience working both independently and as part of a team.
· Strong project management, client liaison, and programme delivery skills.
· Excellent attention to detail.
· Good knowledge of land and property rights, including wayleaves, easements, and land acquisition.
· Experience negotiating compensation claims and agreeing accommodation works on infrastructure projects.
· A strong understanding of relevant policy and legislation, including CPO processes and voluntary acquisition arrangements.
Desirable criteria
· A full member of IPAV and/or a Chartered Member of RICS or working towards the same would be advantageous.
· Previous experience working in a fast-paced multidisciplinary consultancy environment.
· A background in Agriculture or Engineering.
· PSRA licence.
