Accelera Management is a specialist residential development and project management company providing hands-on delivery leadership and strategic oversight across residential developments in Ireland.
We work with developers, lenders, investors, contractors and other project stakeholders to drive projects forward, resolve delivery challenges and ensure developments are delivered safely, efficiently and to a high standard.
Our current focus is on residential developments across County Wicklow, and we are looking for an experienced Site Manager to join the team and play a key role in the successful delivery of our projects.
The Role
The Site Manager will take responsibility for the day-to-day management and coordination of residential construction projects, ensuring that works are delivered safely, efficiently and to a high standard, in accordance with the agreed programme and specification.
The role will involve working closely with Accelera's project management team, subcontractors, consultants, suppliers and other stakeholders. The successful candidate will be expected to take ownership of site delivery, identify issues early and proactively drive projects towards completion.
We encourage a high degree of autonomy and individual responsibility. The successful candidate will have the freedom to organise and manage the day-to-day running of the site, make decisions and implement practical solutions, with support from the wider Accelera team where required.
This is a hands-on role suited to an experienced Site Manager who is organised, commercially aware and takes pride in delivering high-quality residential developments.
Key Responsibilities
- Manage the day-to-day construction activities on residential development sites.
- Take ownership of site delivery and ensure works progress in accordance with the agreed programme.
- Plan and sequence works to maximise productivity and maintain programme.
- Coordinate subcontractors, trades, suppliers and site personnel.
- Monitor progress and identify potential delays, risks and constraints at an early stage.
- Ensure construction works are completed in accordance with drawings, specifications and relevant standards.
- Maintain high standards of workmanship and quality throughout the development.
- Manage site logistics, including deliveries, access, storage, plant and site facilities.
- Coordinate material procurement and ensure materials are available when required.
- Review construction drawings and liaise with architects, engineers and other members of the design team.
- Identify and resolve technical and construction issues in conjunction with the project team.
- Monitor subcontractor performance, productivity and quality of workmanship.
- Ensure all site activities are carried out in accordance with health and safety legislation and company procedures.
- Maintain accurate site records, including daily records, inspections, photographs and progress reports.
- Coordinate inspections, testing, commissioning and certification requirements.
- Assist with programme and cost monitoring and provide regular updates to the project management team.
- Manage the snagging process and ensure outstanding works are closed out efficiently.
- Coordinate practical completion and the handover of completed homes.
- Maintain a professional, safe and well-organised site at all times.
- Work collaboratively with the wider Accelera team and project stakeholders to achieve successful project outcomes.
The Ideal Candidate
The successful candidate will be an experienced Site Manager with a strong background in residential construction in Ireland and a proven ability to manage a site from commencement through to completion.
You will be practical, organised and proactive, with the confidence to work independently, anticipate problems and make decisions.
Requirements
- Minimum 5 years' experience in a Site Management role.
- Proven experience delivering residential construction projects in Ireland.
- Strong understanding of residential construction methods and sequencing.
- Good knowledge of Irish health and safety requirements.
- Ability to read and interpret architectural, structural and engineering drawings.
- Strong organisational and time-management skills.
- Excellent communication and interpersonal skills.
- Ability to manage multiple subcontractors and trades.
- Strong attention to detail and commitment to quality.
- Ability to identify problems and implement practical solutions.
- Ability to work independently and take ownership of project delivery.
- Full driving licence.
Desirable
- Relevant construction qualification or trade background.
- Experience delivering multi-unit residential developments.
- Experience with BCAR and residential inspection processes.
- Safe Pass and Manual Handling.
- Relevant health and safety qualification.
- Experience with construction management and reporting software.
- Experience taking developments through to practical completion and handover.
- Local knowledge and experience working on residential developments in Wicklow.
