The Role
You will take overall responsibility for the successful delivery of the Midleton development, working closely with the site, commercial, design, and senior management teams.
Depending on your experience, the position can operate at Senior Project Manager or Contracts Manager level, with responsibility spanning programme, construction delivery, commercial performance, quality, Health & Safety, statutory compliance, and stakeholder management.
Key Responsibilities
- Project Leadership: Lead the delivery of a major multi-phase residential development, ensuring works are completed safely, on programme, within budget, and to the required quality standards.
- Team Management: Lead and support an established site team, including three Site Managers, three Site Engineers, and the wider subcontractor team.
- Programme Management: Drive the master construction programme, short-term planning, sequencing, procurement requirements, and key project milestones.
- Commercial Coordination: Work closely with the commercial team on project budgets, cost control, procurement, cash flow forecasting, and commercial performance.
- BCAR Management: Oversee the BCMS process and ensure all required documentation and Ancillary Certificates are collected, verified, and uploaded for phased completions.
- Local Authority Liaison: Coordinate with Cork County Council regarding Commencement Notices, inspections, planning conditions, and statutory compliance.
- Quality: Maintain the highest standards of construction quality throughout all phases of the development through to completion and handover.
- Health & Safety: Ensure full compliance with Health & Safety legislation and Townmore’s policies and procedures.
- Utilities & Infrastructure: Coordinate with Uisce Éireann, utility providers, consultants, and relevant stakeholders to ensure infrastructure and service connections are delivered in line with programme.
- Stakeholder Management: Maintain strong relationships with the client, design team, Assigned Certifier, Local Authority, subcontractors, and other key stakeholders.
What We’re Looking For
- Degree in Construction Management, Civil Engineering, or a related construction discipline.
- Significant experience delivering large-scale construction projects with a main contractor.
- Proven experience at Project Manager, Senior Project Manager, or Contracts Manager level.
- Strong residential experience, ideally involving large-scale housing, apartment, or multi-phase developments.
- Experience managing multiple Site Managers, Engineers, subcontractors, and work packages simultaneously.
- Strong understanding of BCAR, BCMS, Building Regulations, and the Assigned Certifier process.
- Excellent knowledge of construction programming, sequencing, commercial management, and project delivery.
- Strong leadership and communication skills with the ability to manage internal teams and external stakeholders effectively.
- Experience dealing with Local Authorities and utility providers on major developments.
- A strong focus on quality, programme, commercial performance, and successful project completion.
