Job Description: Property Manager
Role Overview
We are seeking a highly organised and proactive Assistant Property Manager to support the daily operations and strategic management of our property portfolio. You will be the key point of contact between tenants, contractors, and management, ensuring statutory compliance, financial accuracy, and exceptional communication.
Key Responsibilities:
- Maintenance & Facilities Coordination
- Oversee and coordinate statutory maintenance requirements and health and safety compliance.
- Manage the PPM (Planned Preventative Maintenance) calendar and monitor service reports to ensure all systems are operational.
- Handle ad-hoc maintenance call-outs and general facilities tasks (e.g., sourcing contractors, procuring plants).
- Conduct regular property inspections and document findings with development photographs.
- Tenant & Community Engagement
- Act as the primary point of contact for tenant liaison, resolving day-to-day queries and operational issues.
- Lead community communication by developing and distributing resident newsletters for each property.
- Manage and update website development content to keep residents informed.
- Financial & Budget Administration
- Manage accounts administration, ensuring all invoices are processed accurately.
- Maintaining Budget vs. Actual reports, inputting data for regular review.
- Assist in the preparation and administration of annual budgets and AGM (Annual General Meeting) documentation.
- Compliance & Legal Support
- Support the setup of legal compliance frameworks and building safety processes.
- Assist in completing essential documentation, including Fire Certificates and Safety Statements.
- Ensure all reporting administration remains audit-ready and compliant with industry regulations.
- Required Skills & Qualifications
- Communication: Exceptional written and verbal skills; a natural "communications leader."
- Organisation: Proficient in calendar management and the ability to multitask in a fast-paced environment.
- Technical Proficiency: Advanced skills in MS Office (Outlook, Word, Excel).
- Detail Oriented: High level of accuracy in accounts administration and report monitoring.
- 3rd level qualification ideally in business or real estate.
- Understanding of Landlord and Tenant Legislation
- Full drivers' licence, PSRA licence and/or working towards same.
Pay: From €35,000.00 per year
