Role:
We are seeking an experienced and driven Property Development Manager to oversee the full lifecycle of residential development projects at our Winterwood, Castleknock development. This role is pivotal in identifying and delivering high-quality developments, from initial site acquisition through to planning, construction, and final handover.
The successful candidate will play a key role in maximising project value and return on investment through strong financial oversight, strategic decision-making, and effective stakeholder management.
Key Responsibilities
Site Acquisition & Feasibility

Identify and assess potential development opportunities

Conduct detailed financial appraisals and feasibility studies

Prepare and manage cash flow forecasts and investment models

Lead and coordinate site acquisition processes, including negotiations and due diligence
Project Management & Coordination

Oversee construction progress from pre-construction through to completion

Manage project timelines, budgets, and quality standards

Coordinate with contractors and internal teams to ensure successful delivery

Monitor performance and implement corrective actions where necessary
Stakeholder & Risk Management

Act as the primary point of contact for investors, contractors, legal teams, and key stakeholders

Identify, assess, and mitigate project risks throughout the development lifecycle

Ensure compliance with legal, planning, and health & safety requirements

Provide regular project updates and reporting to senior management
Marketing & Handover

Collaborate with sales and marketing teams to develop effective go-to-market strategies

Support the sale or leasing process of completed developments

Oversee project completion, snagging, and final handover processes
Qualifications & Experience

Bachelor’s degree in finance, business, urban planning, or real estate

Proven experience in managing the delivery of developments, typically requiring 5+ years in real estate development or project management

Strong understanding of legal frameworks, building regulations, planning procedures, and construction processes

Strong analytical, communication, and negotiation skills
