Job Profile
We are seeking an experienced, professional and proactive Building Manager to oversee the day-to-day management, safety, security and operational performance of a commercial building.
The successful candidate will be the main onsite contact for tenants, clients, contractors and service providers, ensuring the building is safe, well-maintained, secure and operating to a consistently high standard..
Key Responsibilities
Building & Facilities Management
- Oversee the daily operation and presentation of the building and facilities.
- Coordinate planned and reactive maintenance and ensure preventative maintenance is completed.
- Manage contractors, engineers, suppliers and service providers, including onsite access and works.
- Conduct regular building inspections and ensure defects and maintenance issues are addressed.
- Maintain records of maintenance, inspections, incidents and contractor activities.
- Monitor building systems, plant and equipment and escalate issues as required.
Security Management
- Oversee onsite security personnel, including staffing levels, rosters, performance and standards.
- Ensure security officers are appropriately trained, briefed and familiar with site procedures.
- Manage access control, CCTV, alarms, visitor management and key control.
- Ensure security incidents and breaches are dealt with promptly and appropriately.
- Review incident reports and implement follow-up actions.
- Liaise with emergency services where required.
Health & Safety / Compliance
- Ensure compliance with relevant health and safety legislation and site procedures.
- Conduct regular health and safety inspections and ensure corrective actions are completed.
- Oversee fire safety systems, emergency procedures and evacuation arrangements.
- Coordinate fire drills and emergency response procedures.
- Ensure contractors comply with all site health and safety requirements.
- Maintain relevant compliance, inspection and incident records.
Tenant & Client Management
- Act as the main onsite contact for tenants, occupiers and client representatives.
- Respond professionally to tenant requests, issues and complaints.
- Coordinate tenant access, deliveries, contractor visits and special requirements.
- Communicate planned works, disruptions and building notices.
- Attend client and tenant meetings as required and maintain strong working relationships.
Contractor & Supplier Management
- Coordinate and monitor contractors and external service providers.
- Ensure services are delivered to agreed standards and contractual requirements.
- Monitor contractor performance, costs and completion of works.
- Obtain quotations and assist with procurement where required.
- Ensure contractors comply with building security and safety procedures.
Financial & Operational Management
- Assist with building budgets and monitor operational expenditure.
- Review supplier and contractor invoices where required.
- Identify opportunities to improve efficiency and reduce costs.
- Provide regular operational updates and reports to senior management/client representatives.
Emergency & Incident Management
- Take a lead role in responding to building emergencies and critical incidents, including fire alarms, security breaches, flooding and power outages.
- Coordinate the onsite response and ensure emergency procedures are followed.
- Investigate incidents and ensure appropriate corrective actions are implemented.
- Provide timely and accurate incident reports to management and clients.
Essential Skills and Requirements:
- Pevious experience in Building Management, Facilities Management, Property Management or Operations Management.
- Experience managing commercial buildings, contractors and service providers.
- Experience managing security, cleaning and/or facilities teams.
- Good knowledge of health and safety and building compliance requirements.
- Excellent communication, organisational and customer service skills.
- Strong leadership, problem-solving and decision-making abilities.
- Ability to manage multiple priorities in a fast-paced environment.
- Good IT and Microsoft Office skills.
- A professional, proactive and hands-on approach.
