The role
We're looking for our Operations Manager the day-to-day execution leader who keeps the whole operation moving. You run the team, you catch problems before they become fires, and you make sure nothing falls through the cracks across sales, properties, and admin. You report directly to the CEO and coordinate with our business advisor on performance and reporting.
This is a people-and-systems role, not a back-office one. Our admin and finance work is increasingly automated. you're not here to key in spreadsheets; you're here to run people, hold the line on quality, and keep the machine on track.
What you'll own
The team. Lead the operational team day-to-day house coordination, maintenance, sales support, and interns. Weekly 1-to-1s, short Monday briefings, clear expectations. You keep the work organized and visible; you assign it, track it, and make sure things actually get finished and don't slip.
The radar. Keep a live sense of the whole operation in your head. Notice when something's off a booking that doesn't match, a task going stale, a property issue, a number that looks wrong—and act before it becomes a problem.
Sales. Keep the pipeline and CRM healthy alongside the sales team deals moving, leads not going cold, and weekly forecasting.
Properties & facilities. Coordinate check-ins and check-outs, room turnover, maintenance triage, inventory, and the caretaker network. Keep landlords and contractors close, including the difficult conversations.
Admin & finance oversight. Review the exceptions our automated finance workflow surfaces and give the green light to approvals, deposit refunds, and anything unusual. Work with our external accountant so nothing slips. Approve team spending within agreed limits.
Who you are
Required
- Valid work rights in Ireland (EU/EEA citizenship, Stamp 4, or equivalent; we cannot sponsor work permits)
- Based in Dublin, available on-site full-time
- Experience running or coordinating a team in a fast, hands-on environment: hospitality, retail, property, agency or operations
- Initiative and nerve. You take decisions and own them; you don't wait to be told, and you're not afraid of a hard conversation with a landlord, a contractor or a member of your own team
- A natural radar: you catch problems early and you always know what's going on
- Naturally organised you keep people and work on track without having to be chased
- English should be good enough to communicate confidently; it doesn't need to be perfect
- Comfortable with numbers (you do not need to be an accountant)
A plus
- Experience managing people and holding them to deadlines
- Background in property, student accommodation, hospitality or co-living
- Comfort with new software and AI tools
