We're expanding our team and looking for an experienced Quantity Surveyor to support our development team.

The candidate must be able to work from site in Sandyford Dublin a minimum of 3 days per week. There is potential to work from other office locations in Dunboyne Meath or Palmerstown House Estate (Award winning gold course) close to Naas Kildare.
Role Responsibilities

Prepare tender documentation, evaluate subcontractor proposals, and manage negotiations through to order placement.

Oversee the financial and commercial management of subcontractors, ensuring smooth progression to final account settlement.

Maintain accurate site records and ensure robust document control processes.

Carry out site measurements and record findings diligently.

Contribute to forecasting, target setting, and reconciliation of package values.

Compile valuations and variations with comprehensive supporting details, agreeing adjustments as work advances.

Assist with reconciling proposed payment runs.

Update and submit projected final accounts promptly.

Collaborate with site management to address and challenge commercial issues effectively.

Drive the implementation of the agreed commercial strategy.

Take part in contract value reviews, maintaining an objective perspective.

Identify potential risks and opportunities, providing informed assessments.

Spearhead the project cost tracking process ensuring budgets and actual spend are aligned and maintained.

Build knowledge of insurance requirements and warranty obligations.

Support cash flow management activities to maintain healthy financial performance.

Assist with tendering processes when required.

Supervise and mentor Junior Quantity Surveyors, ensuring quality and accuracy in their work.

Ensure all site records and control documents are properly maintained.

Communicate clearly and effectively, both in writing and verbally.

Make full use of digital tools and technology platforms.

Maintain proficiency in Standard Methods of Measurement such as ARM5 where applicable depending on the package

Demonstrate strong commercial awareness and accountability.

Apply effective time management, organisational, interpersonal, and negotiation skills.
Qualifications and Requirements

Minimum 4 years experience working as a quantity surveyor in Ireland, ideally with a developer or main contractor.

Excellent English level minimum C1

Must be able to work from site in Sandyford Dublin a minimum of 3 days per week, with potential to work from locations in Dunboyne Meath or Palmerstown House Estate close to Naas Kildare

Degree-level education and progression towards relevant professional accreditation.

Proficient in Microsoft excel and measurement tools such as Bluebeam / Cubit etc

Strong ability for cost analysis and separating value and risk from noise.

Skilled in negotiation and always driving for best value for Comer Group.
