Kilmurry Lodge is a busy, family-run hotel in Castletroy, Limerick, opening a new 56-unit serviced-apartment building, The Residence, in 2027. We're looking for a hands-on Senior Maintenance Technician to be the practical engine of our maintenance function across both buildings.
About the role
This is the hands-on maintenance lead across the whole estate — bedrooms, apartments, our bar and restaurant, plant and boiler house, and grounds.
You deliver the maintenance programme set by the Facilities & Buildings Manager: reactive fixes, planned works and the day-to-day running of our plant. If you like variety, solving problems and keeping a real building running well, this is a role with genuine breadth.
What you'll be responsible for
Reactive maintenance & defect response — bedrooms, apartments and food-and beverage outlets, with clear field reporting and interim action.
Planned & preventative maintenance — delivering the PPM tasks set by the Facilities & Buildings Manager. Plant & boiler house — day-to-day operation of BMS, boiler house and plant.
Grounds & landscaping — keeping the estate presentable alongside the maintenance team. Fire-safety measures — temporary measures during construction and works. Vendor call-outs & escalation — coordinating contractors on shift and escalating incidents. Records — daily maintenance diary and Alkimii property logging.
What we require
Solid hands-on maintenance and facilities experience — ideally in a hotel, apartment or similar multi-unit setting.
Practical knowledge of plant and boiler systems, confidence with both reactive and planned works, and a reliable, self-managing approach to shift work and field reporting
