We are seeking a highly motivated and skilled Facilities Manager to deliver a high standard of service across multiple developments in Dublin. This is a hands-on, proactive role requiring a resourceful professional to manage all aspects of building operations, project planning and health and safety for our residents and staff.
Key Responsibilities
Operations Management
- Develop and implement a robust preventative maintenance schedule for all building systems (HVAC, plumbing, electrical, BMS and common area amenities).
- Identify skill gaps within the team and coordinate technical training to ensure all staff are equipped to handle modern building systems (BMS, HVAC, etc.).
- Manage routine servicing across all portfolios, including fire systems, water tank sanitation, electrical PIRs, drain jetting, gutter cleaning and gas boiler servicing.
- Diagnose and troubleshoot issues efficiently to minimise disruption; manage and prioritise daily maintenance requests and repairs.
- Maintain accurate, detailed records of all maintenance activities, repairs and expenditures.
Contractor & Supplier Management
- Source and vet external contractors for specialised works (elevators, roofing, major electrical) and ensure they meet insurance and compliance standards.
- Manage service level agreements to ensure work is completed to a high standard, on time and within budget.
- Liaise with suppliers to maintain adequate stock of tools, materials and spare parts.
Health, Safety & Compliance
- Act as the designated Health and Safety Officer; develop and monitor policies in strict compliance with Irish legislation.
- Conduct regular risk assessments, implement control measures, and ensure Safety Statements are kept up to date.
- Ensure all alarms, extinguishers, and emergency lighting are inspected; lead fire drills and emergency preparedness procedures.
- Monitor staff safety training and maintain comprehensive compliance documentation.
Qualifications and Skills
- Proven background in Facilities or Block Management, specifically within residential, hospitality, or multi-unit environments.
- Deep understanding of Irish health and safety legislation and residential building standards.
- Excellent diagnostic abilities and a "hands-on" approach to problem-solving.
- Strong interpersonal skills to professionally interact with residents, staff, and contractors.
- Proficiency in maintenance management software and a full, clean Irish driving license.
Pay: €65,000.00-€80,000.00 per year
