Ocean Property Management is a leading property management agency with a long-standing reputation for excellence. We are currently seeking an experienced and proficient Property Manager to join our dynamic team. This role will focus on overseeing multiple large-scale multi-unit developments in the vibrant Galway region.
Key Responsibilities:
- Manage a diverse portfolio of estates, commercial buildings and apartment complexes with precision and care.
- Oversee a team of property managers
- Participate in internal operational meetings to ensure alignment and efficiency.
- Provide regular reports and updates to Company Directors regarding project progress and performance.
- Review estate inspections to maintain high standards of quality and safety.
- Liaising closely with the facilities management team and collaborating with contractors, overseeing tendering processes, and ensuring project completion within schedules and budgets.
- Supervise debt collection efforts and engage with credit control and legal teams when necessary.
- Oversee insurance matters and agree Building Sum Insureds.
- Ensure compliance with relevant legislation, including the Companies Acts and the Multi Unit Development Act.
- Maintain effective communication with Owners, Clients, and stakeholders, addressing inquiries and concerns promptly.
- Review contract renewals and Letters of Engagement.
- Monitor financial performance, approve pay runs, and establish and analyze budgets.
- Collaborate with accountants to ensure accurate financial reporting and compliance.
- Coordinate with the administration department to facilitate AGM notifications and other administrative tasks.
- Attend Directors’ Meetings and Annual General Meetings (one evening meeting per week on average).
Requirements:
- Possession of a PSRA licence - Category D is essential.
- Minimum of eight years of post-qualification experience at a senior level in block and estate management.
- Exceptional communication and interpersonal skills to engage effectively with stakeholders.
- Proficient knowledge of facilities management practices.
- Strong accounting and financial management abilities.
- Familiarity with the Companies Acts and the Multi Unit Development Act.
- Outstanding organizational skills and the ability to take initiative.
- Advanced computer proficiency.
- Possession of a Full Driver's License is required.
