Maintenance Technician - Painter
Reports To: Operations Manager, Technical Services

Position Summary: Reporting to the Operations Manager, the role involves travelling across multiple residential blocks in Dublin to deliver high-quality painting, remedial works, and general maintenance support across the properties in our Dublin portfolio.
Key Duties & Responsibilities
- Carry out painting, decorating, patching, and associated remedial works across I-RES Living properties during tenancies, as scheduled by the Maintenance Manager.
- Support the wider Maintenance Team with general operative / maintenance tasks as required to meet operational demand.
- Prepare surfaces to a high standard (e.g., wash down, treat, fill and repair defects, sand, and strip/remove existing coatings where required).
- Mix, colour-match, and apply paint and finishes to internal and external surfaces using appropriate methods and equipment.
- Deliver decorative finishes (including feature/faux finishes) where required by the scope of works.
- Plan and organise work effectively, including setting out tasks, sequencing, and preparing materials to ensure efficient delivery.
- Protect surrounding areas (floors, fixtures, furniture) using dust sheets, masking, and coverings to prevent damage or mess.
- Move and re-set furniture and equipment where necessary to access full work areas, ensuring safe manual handling practices.
- Measure and estimate materials and time required for each task; calculate quantities to minimise waste and ensure jobs are completed first time.
- Remove and reinstate fixtures/fittings as needed (e.g., door furniture, mirrors, covers), ensuring a tidy and professional finish.
- Use Mobile Elevated Work Platforms (MEWPs) and/or scaffold platforms safely when required, in line with training and site procedures.
- Maintain housekeeping standards throughout the job: clean down, dispose of waste appropriately, and leave areas safe and presentable on completion.
- Keep clear, timely communication with the Maintenance and Property Teams regarding progress, access requirements, risks, and any follow-on works required.
- Assist other departments during peak periods and complete any other reasonable duties requested by the Maintenance Manager.
Health, Safety & Compliance
- Work in a safe manner at all times, complying with statutory requirements, site rules, and company Health & Safety procedures.
- Use appropriate PPE and maintain safe working practices, including safe manual handling and safe use/storage of paints, solvents, and tools.
- Follow the company Lone Working Procedure and demonstrate strong awareness of lone-working risks and controls (including any required check-in processes).
- Operate access equipment (including MEWPs/scaffold platforms) only where trained/authorised and in line with relevant safe systems of work.
- Report hazards, incidents, near misses, and defects promptly through the agreed reporting process.
Qualifications, Knowledge & Experience
- Valid MEWP certificate (or willingness to obtain, if required).
- Valid Safe Pass (or willingness to obtain, if required).
- Previous painting/decorating experience is preferred (residential environments an advantage).
- Strong attention to detail with a consistently high standard of finish.
- Excellent communication skills (written and verbal) and the ability to liaise professionally with colleagues and residents.
- Strong organisational skills, with the ability to plan work, manage time, and prioritise across multiple sites.

Travel and Transport Requirements:
The successful candidate must have access to their own transport (van), as the role requires travel across multiple residential sites within the Dublin region. Mileage expenses will be included as part of the role offering.
