Job Summary:
As the Facilities and Estates Team Leader, you will coach and support the team to provide a quality, effective and efficient Facilities and Estates Service ensuring that Tuath's homes are safe, well-maintained, legally compliant, and fit for customers to live in. The postholder will provide management, coaching and support of our Facilities and Estates Service Team and ensure the correct operation application of property management related policies and procedures.
You will work alongside the Facilities and Estates Manager to ensure that facilities and estates related activities are carried out to the highest standards of integrity and professionalism. This includes working to develop strong and effective cross functional working initiatives and supporting the implementing specific operational service improvements.
You will be responsible for supporting the achievement of the organisations objectives and ensuring activities are carried out to the highest standards of integrity and professionalism and within set key performance indicators. This includes working to develop strong and effective cross functional working initiatives, both internally and externally, supporting the implementation of specific operational service improvement.

KEY RESPONSIBILITIES (Functional):
Property, Offices and Estate Maintenance
1. Oversee the upkeep of communal spaces such as corridors, lifts, stairwells and external grounds.
2. Coordinate services such as cleaning, landscaping, security, pest control, and waste management.
3. Raise work orders for necessary repairs with the repairs team and track through to completion.
4. Train Facilities Coordinators to raise repairs, monitor progress and track through to completion.
Management and Leadership
5. Provide management, coaching and support to Facilities Coordinators.
6. Work with the Facilities and Estates Manager to support development of operational delivery priorities and plans for Facilities and Estates functions, ensuring excellent customer service.
Contract and Supplier Management
7. Support the Facilities and Estates Manager in managing contracts for facilities-related services (e.g., cleaning, maintenance, repairs, groundskeeping).
Strategic Estate Management
8. Identify opportunities to improve sustainability, energy efficiency, and reduce running costs.
Budgeting and Financial Control
9. Help prepare and manage budgets for facilities and estate services.
10. Support the Facilities and Estates Manager in monitor spending.
11. Identify cost-saving opportunities and support grant or funding applications where relevant.
KEY RESPONSIBIITIES (Organisational):
12. Provide input into the Operational plans for Facilities and Estates delivery.
13. Ensure Facilities Coordinators have the knowledge and skills to perform their roles effectively, through regular performance appraisals and supportive coaching.
14. In all aspects of the company's work, promote effective communications, excellence in customer service, and a focus on continuous improvement.

Supervisory Responsibility
17. To be responsible for the supervision, training, direction and management of all colleagues within the Facilities and Estates Team.
18. Provide regular one-to-ones and reviews to manage colleague performance, in accordance with company policies and procedures.
19. To be responsible for identifying training needs, updating knowledge of changes in legislation, best practice, and internal policies for the team.

20. To conduct all activities in a manner which is safe to yourself and others. To be aware and to act in accordance with Tuath's Health and Safety Policy.
21. Ensure all appropriate health and safety risk assessments are in place and making sure colleagues
are aware of and adhere to any specific instructions and use personal protective equipment where
