We are seeking an experienced and commercially focused Accounts Person to lead the finance function of our growing real estate company in Roscommon.
The successful candidate will take ownership of financial reporting, budgeting, cash-flow management, compliance and financial controls across the company’s property portfolio and development activities. Working closely with senior management, they will provide accurate financial insight, strengthen governance and support informed commercial decision-making.
This is a hands-on leadership role suited to a finance professional who combines strong technical capability with a practical understanding of property transactions, project finance and business operations.
Key ResponsibilitiesFinancial reporting and control
- Prepare accurate monthly management accounts, including profit and loss, balance sheet and cash-flow reporting.
- Deliver timely year-end accounts and coordinate the external audit process.
- Maintain the general ledger and ensure balance-sheet accounts are reconciled.
- Develop and maintain robust financial controls, policies and approval procedures.
- Manage accounting across relevant companies, property-holding entities and special-purpose vehicles.
- Produce clear financial reports and performance commentary for senior management.
Budgeting and commercial planning
- Lead the annual budgeting and periodic forecasting processes.
- Prepare project-level budgets, cash-flow projections and investment appraisals.
- Monitor actual performance against budgets, forecasts and development appraisals.
- Analyse property, project and portfolio performance, highlighting risks and opportunities.
- Provide commercially focused recommendations to support acquisitions, disposals, developments and funding decisions.
- Build financial models and scenario analyses for proposed investments and business initiatives.
Property and project finance
- Monitor development costs, capital expenditure, contractor payments and project commitments.
- Track rental income, service charges, arrears, operating expenditure and property-level profitability, where applicable.
- Maintain accurate records for property acquisitions, disposals, valuations and financing arrangements.
- Work with project managers, property teams and external advisers to ensure accurate cost reporting.
- Support funding applications and maintain effective relationships with banks and other finance providers.
- Monitor compliance with lending conditions, financial covenants and reporting obligations.
Treasury and working-capital management
- Manage short- and medium-term cash-flow forecasting.
- Oversee banking, payments, debt facilities and treasury controls.
- Optimise working capital and ensure sufficient liquidity is available for operational and project requirements.
- Manage accounts payable, accounts receivable, credit control and supplier-payment processes.
Taxation and statutory compliance
- Coordinate corporation tax, VAT, payroll taxes, Relevant Contracts Tax and other applicable tax obligations with professional advisers.
- Ensure timely statutory filings and compliance with Irish company and accounting requirements.
- Liaise with Revenue, external accountants, auditors, solicitors and tax advisers as required.
- Maintain complete financial documentation and audit trails across the business.
Systems and team leadership
- Lead, support and develop finance team members.
- Oversee payroll and finance administration, whether managed internally or through external providers.
- Improve accounting systems, reporting processes and workflow efficiency.
- Implement scalable procedures capable of supporting portfolio and business growth.
- Promote a culture of accuracy, accountability, collaboration and continuous improvement.
Qualifications and Experience Essential
- Ideally Qualified accountant with membership of ACA, ACCA, CIMA, CPA Ireland or an equivalent recognised professional body.
- At least five years’ relevant post-qualification or senior-level finance experience.
- Strong experience preparing management accounts, budgets, forecasts and cash-flow projections.
- Sound knowledge of Irish accounting, taxation and statutory compliance requirements.
- Advanced Microsoft Excel and financial-modelling capability.
- Experience managing external audits and working with professional advisers.
- Strong commercial judgement and the ability to convert financial data into actionable business insight.
- High standards of accuracy, integrity and confidentiality.
Desirable
- Previous experience in real estate, property development, construction, asset management or a related sector.
- Experience with property-holding companies, group structures or special-purpose vehicles.
- Knowledge of development appraisals, property finance, rental portfolios or project-cost accounting.
- Experience improving finance systems, automation and management-reporting processes.
- Previous responsibility for managing or developing a finance team.
