About OBF Property Investment Group Limited

OBF Property Investment Group Limited is a growing property investment, development, and hospitality company with a portfolio of residential, commercial, and short-term accommodation properties across Ireland. We are seeking an experienced and highly organised Property Manager / B&B Manager to oversee our Cork City operations.

This is a hands-on management role combining residential property management and hospitality operations, ideal for someone who can manage properties, tenants, maintenance, staff, and accommodation bookings in a fast-paced environment.

Key Responsibilities

Residential Property Management

● Manage a portfolio of residential properties across Cork City.

● Collect and monitor rent payments and maintain accurate rent records under each property code.

● Liaise closely with the Accounts Department to confirm tenant payments and reconcile rent accounts.

● Prepare tenancy agreements and manage all tenancy documentation.

● Register and manage tenancies with the Residential Tenancies Board (RTB), including creating and maintaining RTB profiles and logins.

● Conduct rent reviews in line with Irish tenancy legislation and company policy.

● Advertise properties, source tenants, arrange viewings, and manage move-ins and move-outs.

● Carry out regular property inspections and ensure buildings are maintained to a high standard.

● Coordinate maintenance works, including electricians, plumbers, drainage contractors, builders, painters, and other service providers.

● Arrange emergency repairs when required and follow up until completion.

● Purchase approved furniture, beds, wardrobes, electrical appliances, electronics, and other property-related items with office authorisation.

● Maintain accurate property records and ensure compliance with all relevant regulations.

B&B / Hospitality Management

● Oversee the day-to-day operation of the company’s B&B and short-term accommodation properties.

● Manage online travel agent (OTA) platforms including Booking.com, Expedia, Airbnb, and other booking channels.

● Monitor occupancy levels, competitor pricing, local events, festivals, and holidays to maximise revenue through dynamic pricing.

● Adjust room rates strategically based on market demand and competition.

● Manage the Property Management System (PMS), including Guest Diary or similar software.

● Coordinate reception and housekeeping teams and prepare weekly staff rotas.

● Monitor staff attendance and performance.

● Ensure rooms are cleaned and prepared to company standards and maintain records of which staff member cleaned each room.

● Check guest photo identification and confirm booking payments before check-in.

● Monitor CCTV systems periodically to ensure operational standards and security.

● Maintain accurate records of cash and card transactions and ensure proper reconciliation procedures are followed.

● Train staff on Guest Diary, PMS systems, booking platforms, customer service, and company procedures.

Purchasing & Supplier Management

● Check and respond to company emails promptly throughout the day.

● Monitor stock levels and place orders for linen, towels, bedding, toiletries, cleaning products, and other guest supplies as required.

● Liaise with Sysco and other approved suppliers and vendors.

● Plan purchases in a cost-effective and organised manner to avoid shortages and control expenses.

● Coordinate deliveries and maintain inventory records for hospitality supplies.

Requirements

● Minimum 3 years’ experience in property management and the hospitality industry.

● Strong knowledge of Irish residential tenancy legislation and RTB procedures.

● Experience managing Booking.com, Expedia, Airbnb, and other OTA platforms.

● Experience using PMS systems such as Guest Diary or similar hotel management software.

● Excellent organisational, communication, and problem-solving skills.

● Ability to prioritise multiple tasks and work independently.

● Strong IT skills, including Microsoft Office and cloud-based systems.

● Good understanding of GDPR and the importance of maintaining confidentiality.

● Professional, reliable, and customer-focused approach.

● Experience managing contractors, suppliers, and operational staff.

● Ability to train and supervise reception and housekeeping teams.

● Full clean Irish driving licence.

● Stamp 4 or EU/EEA/Swiss Citizen (Eligible to work in Ireland without a work permit)

Essential Requirements

● Comfortable driving a company van throughout Cork City.

● Eligible to work in Ireland.

● Fluent spoken and written English.
