Business Park Manager
LOCATION: PARK WEST, DUBLIN | EMPLOYMENT TYPE: FULL-TIME
Park West is one of Ireland’s largest and most established business parks, comprising approximately 278,700 sq. m. (3 million sq. ft.) of office, industrial, retail and leisure space, together with a residential quarter comprising 466 apartments. The latest phase of 750 further residential units is currently well progressed on site and there is a substantial further residential & commercial pipeline of schemes at various stages of planning.
We are now inviting applications for the position of Business Park Manager.
Reporting to director level at Harcourt Developments and working closely with the wider property management team, the successful candidate will take responsibility for the effective day-to-day management and operation of Park West, ensuring a consistently high standard of service to our corporate, retail & residential clients.
This is an exciting opportunity for an experienced property or facilities management professional to play a key role in the ongoing management, enhancement and development of a large-scale, mixed-use business park.
KEY RESPONSIBILITIES:
- 1. Take responsibility for the day-to-day management, coordination and operation of Park West within the areas under your remit.
- 2. Ensure the delivery of a consistently high level of service to tenants, occupiers and other stakeholders across the Park.
- 3. Manage and coordinate external service providers, contractors and consultants, ensuring services are delivered to agreed standards, budgets and timelines.
- 4. Oversee the management and maintenance of common areas and Harcourt Developments-managed buildings across the Park.
- 5. Develop and maintain strong, professional relationships with tenants, occupiers, advisors, contractors and other key stakeholders.
- 6. Support the preparation, management and reporting of service charge budgets and expenditure, ensuring effective cost control and value for occupiers.
- 7. Contribute to the ongoing management and performance of the property portfolio.
- 8. Monitor and manage property-related risks, ensuring appropriate controls and mitigation measures are in place.
- 9. Maintain high standards of health, safety and statutory compliance across common areas and managed buildings.
- 10. Oversee relevant inspections, maintenance programmes and compliance requirements, ensuring issues are identified and addressed promptly.
- 11. Respond effectively to operational issues, incidents and occupier concerns, providing a proactive and solutions-focused approach.
- 12. Contribute to initiatives aimed at improving the overall occupier experience, sustainability, efficiency and amenity of Park West.
- 13. Support the wider property team in the continued enhancement and development of the Park.
ESSENTIAL:
A minimum of 10 years’ relevant experience in commercial property management, facilities management or a similar role.
Strong knowledge and practical experience of commercial property management and service charge methodologies.
Proven experience managing contractors, suppliers and external service providers.
Strong organisational and commercial skills, with the ability to manage competing priorities effectively.
Excellent communication and interpersonal skills, with the confidence to engage professionally with tenants, contractors, advisors and internal stakeholders.
A proactive, solutions-focused approach and a strong commitment to delivering high standards of service.
Strong understanding of health & safety, risk management and property compliance.
Eligibility to work full-time in the Republic of Ireland.
DESIRABLE:
A third-level qualification in property, facilities management, building services or a related discipline.
SCSI/RICS qualification or membership.
Experience managing a large-scale commercial or mixed-use property portfolio.
Experience in service charge budgeting, financial management and reporting.
