Working Foreman / Lead Carpenter - Residential Construction

As our construction team continues to grow, we are seeking an experienced Working Foreman / Lead Carpenter to take day-to-day ownership of live residential projects and lead site delivery to a high standard.
About the Role
This is a hands-on leadership role for an experienced residential Working Foreman or Lead Carpenter with proven responsibility for coordinating trades, planning works, managing materials and delivering live projects.
You will normally take day-to-day responsibility for one primary project, with support from the Construction Manager and wider internal team.
This is not a labouring position or a pure management role. You will lead by example on the tools while taking ownership of site planning, coordination, quality, safety and progress.
Our projects are detail-focused and often involve working in or around clients' homes. A professional attitude, clear communication and strong attention to detail are essential.
Key ResponsibilitiesSite Coordination & Delivery
- Oversee the day-to-day running of residential construction projects.
- Coordinate subcontractors, direct labour, deliveries and site logistics.
- Plan works ahead and manage the sequence of trades to protect the programme.
- Ensure labour, materials, access and site information are in place before works are due to start.
- Identify issues, delays and constraints early, and work with the Construction Manager to resolve them.
- Maintain high standards of workmanship, quality control, snagging, health and safety, and housekeeping.
- Carry out regular site safety checks and ensure works follow RAMS and site procedures.
- Act as the main on-site point of contact for the BuildTech team, subcontractors and clients where required.
Planning, Communication & Reporting
- Liaise closely with the Construction Manager, Project Managers and office team.
- Attend weekly planning and coordination meetings.
- Read and work from drawings, specifications and construction details.
- Maintain clear daily site records using Buildertrend and other digital tools, including photos, labour, completed works, delays, material requirements and next steps.
- Communicate professionally with clients and colleagues, keeping the right people informed as works progress.
Carpentry & Hands-On Works
You must be confident carrying out and overseeing:
- Flat roofs and roof structures.
- First-fix and second-fix carpentry.
- Timber framing, studwork and plasterboarding.
- Hanging doors, skirting, architraves and ironmongery.
- Flooring, kitchens and general residential finishing works.
- Snagging, remedial works and high-quality handover standards.
Candidate Profile
- Minimum 7 years' post-apprenticeship experience in residential carpentry or construction.
- At least 2 years' experience leading residential sites or coordinating multi-trade teams.
- Proven experience on residential extensions, renovations, refurbishments or retrofit projects.
- Strong carpentry capability across first fix, second fix and finishing works.
- A practical understanding of residential construction sequencing, materials, procurement and programme delivery.
- Able to take ownership, make sound day-to-day decisions and escalate issues early when required.
- Confident reading drawings and resolving practical site issues.
- Comfortable using a smartphone, email and construction-management apps for daily reporting. Buildertrend experience is an advantage.
- Full, clean driving licence required.
- Current Safe Pass and Manual Handling required.
- Working at Heights, Abrasive Wheels and First Aid certification are advantageous.
- Strong recent references and a stable employment history.
