We are seeking an experienced Quantity Surveyor to join our team on a major client site in the Leinster area. This is a site-based role reporting directly to the Commercial Manager. The successful candidate will play a key role in managing commercial aspects of projects, ensuring cost control, compliance, and value delivery.
Key Responsibilities and Duties:
Manage the commercial delivery of mechanical and electrical work packages from contract award through to final account, ensuring robust cost control, contractual compliance and commercial performance.
Manage procurement activities for subcontract, supplier and plant packages, including tendering, commercial evaluations, negotiations, package awards and ongoing commercial administration.
Review and validate BIM Bills of Materials (BOMs), IFC documentation, drawings, specifications and BOQs to ensure commercial accuracy, identify scope changes and mitigate commercial risk.
Prepare and validate IFC pricing using BIM-generated quantities, Schedule of Rates (SOR) and project-specific pricing methodologies.
Manage change throughout the project lifecycle, including Field Bulletins, Change Orders and variations, preparing commercial submissions and supporting negotiations with the Client QS.
Assess, negotiate and agree subcontractor valuations, variations and final accounts in accordance with contractual requirements.
Prepare monthly valuations, cost reports, forecasts, cash flow forecasts and commercial reconciliations, providing analysis of project performance, risks and opportunities.
Monitor project costs, labour productivity, procurement commitments and forecast expenditure to maximise commercial performance and profitability.
Manage contractual correspondence, commercial notices and client communications, ensuring the Company's commercial position is protected throughout the project lifecycle.
Collaborate with Project Management, Engineering, BIM, Procurement and Finance teams to support successful project delivery.
Contribute to the continuous improvement of commercial processes, digital tools and best practices across the commercial function.
Key Skills and Competencies:
Degree in Quantity Surveying, Construction Economics or a related discipline.
Minimum five years' experience in an M&E Quantity Surveying role within a contracting environment.
Strong understanding of commercial management principles, construction contracts, procurement, subcontract administration and change management.
Excellent analytical, negotiation and communication skills, with the ability to build effective working relationships across multidisciplinary project teams.
Experience delivering commercial aspects of Semiconductor, Data Centre, Pharmaceutical or other complex M&E projects is highly desirable.
