Senior Quantity Surveyor – Mechanical and M&E

The Company
Our client is a leading provider of mechanical services installations, delivering HVAC and M&E projects for major clients across Ireland and internationally.
The business manages projects from design and planning through to construction and commissioning. Due to continued expansion, the company is now looking to strengthen its commercial team with the appointment of a Senior Quantity Surveyor.
The Role
The Senior Quantity Surveyor will manage the commercial and cost-control requirements of a varied portfolio of mechanical services projects.
You will work closely with an experienced Quantity Surveying team, project managers, estimators, subcontractors and clients to ensure projects are delivered commercially and contractually in line with company expectations.
This role offers a clear progression route to Commercial Manager within approximately 12 to 24 months for the right candidate.
Applicants must have meaningful experience working on mechanical, HVAC, building services or M&E projects. Candidates with exclusively civil construction experience will not be considered.
Key Responsibilities
- Review subcontract and main contract terms, including programme requirements, risk, design responsibility and contractual conditions
- Prepare tender risk analyses using contract documentation and bills of quantities
- Identify, assess and manage commercial risks across the project portfolio
- Provide advice on contractual claims, including analysis, forecasting and reporting
- Prepare and present monthly commercial reports at project and business review meetings
- Assist with the preparation of monthly financial and commercial reports
- Support the Estimation Department with project estimates and tender submissions
- Maintain strong client relationships and identify opportunities for future work
- Measure, price and track project variations
- Prepare and submit variation quotations to clients within agreed timescales
- Measure, price and track subcontractor and supplier tender returns
- Support cost planning, procurement, forecasting and final account processes
- Work collaboratively with the wider commercial and project delivery teams
Essential Requirements
- At least five years’ experience in a Quantity Surveying or commercial role
- Significant experience working on mechanical, HVAC, building services or M&E projects
- Qualification in Quantity Surveying, Building Services, Mechanical Engineering, Construction Studies or a related discipline
- Experience reviewing contracts, managing commercial risk and preparing project reports
- Strong knowledge of valuations, variations, procurement and cost control
- Excellent attention to detail and time-management skills
- Ability to manage competing priorities and meet challenging deadlines
- Ability to work independently and as part of a wider team
Desirable Requirements
- Experience supporting or mentoring junior Quantity Surveyors
- Knowledge of standard Irish construction contracts, RIAI or NEC contracts
- Full driving licence
A driving licence is desirable rather than essential. Mileage will be paid for required site visits.
Working Arrangements
- 40-hour working week
- Flexible start times between 7:30am and 9:30am
- Flexible finishing times between 4:00pm and 6:30pm
- Early Friday finish available where hours have been completed
- One day working from home per week following an initial settling-in period
Salary and Benefits
- Base salary between €75,000 and €95,000
- Total package of up to approximately €105,000
