Due to the continued growth of our residential development business and a strategic transformation of our Commercial Department, we are seeking an experienced Procurement Manager to lead the procurement function for all residential developments.
This is a newly created senior role that offers an opportunity to shape how procurement operates within the business. Working closely with the Commercial Director, Quantity Surveying team, Construction Directors and senior operational management, the successful candidate will lead the procurement of subcontractor packages while managing the purchasing procurement team.
This role is ideal for an experienced construction procurement professional who enjoys improving processes, embracing technology and driving best practice across a fast-paced residential development business.
Key Responsibilities
Procurement Leadership
- Lead the procurement strategy across all residential developments.
- Manage the end-to-end procurement of subcontractor packages from tender issue through to appointment.
- Develop procurement programmes aligned with construction delivery schedules.
- Identify, evaluate and prequalify subcontractors and suppliers.
- Ensure competitive tendering and value-for-money procurement while maintaining quality standards.
- Lead commercial negotiations with subcontractors and suppliers.
- Prepare procurement recommendations and award reports for senior management approval.
- Build and maintain long-term relationships with key subcontractors and suppliers.
Team Management
- Lead and manage the Purchasing Procurement Team.
- Provide mentoring, coaching and support to team members.
- Allocate workloads and ensure procurement deadlines are achieved.
- Develop procurement procedures and standard operating processes.
- Foster a collaborative, high-performing team culture.
Commercial Support
- Work closely with Quantity Surveyors throughout the procurement process.
- Assist with procurement planning during project feasibility and pre-construction stages.
- Monitor procurement performance, subcontractor capacity and market trends.
- Support risk management by identifying procurement and supply chain risks.
- Ensure procurement activities align with project budgets and programme requirements.
Business Improvement & AI Innovation
As part of the company's strategic transformation, this role will play a key part in modernising procurement operations.
Responsibilities include:
- Identify opportunities to improve procurement processes through automation and digital technologies.
- Lead the implementation of AI-powered tools to improve efficiency, reporting and procurement workflows.
- Develop smarter systems for:
- Tender comparisons
- Supplier evaluations
- Procurement reporting
- Document management
- Data extraction
- Contract administration
- Work with senior management to introduce new ways of working that increase productivity across the Commercial Department.
- Promote continuous improvement and encourage adoption of new technologies within the team.
Skills & Experience
Essential
- Minimum 10 years' experience within the construction industry.
- Minimum 3 years' recent experience working on Irish residential developments.
- Proven experience procuring subcontractor packages for large residential projects.
- Strong knowledge of construction procurement processes and subcontractor markets.
- Experience managing procurement or purchasing teams.
- Excellent commercial awareness and negotiation skills.
- Strong organisational and planning abilities.
- High level of proficiency in Microsoft Excel and Microsoft Office.
- Excellent communication and stakeholder management skills.
- Ability to work collaboratively within a small, close-knit team.
Desirable
- Experience within residential housebuilding or apartment developments.
- Experience implementing procurement software or digital transformation initiatives.
- Strong understanding of AI applications within procurement, construction or commercial management.
- Experience using Power BI, Microsoft Copilot, Power Automate or other AI-enabled productivity tools.
- Degree in Quantity Surveying, Construction Management, Commercial Management or a related discipline.
Pay: €70,000.00-€95,000.00 per year
